The number of properties taken to auction fell to 1,786 last week, the lowest since the King’s Birthday long weekend four weeks prior, but slightly higher than at the same time last year (1,776). 73.1% of homes have reported a successful result so far, down from 74.5% the week prior (revised down to 67.9% which was the highest final clearance rate since March 2024). The preliminary auction clearance rate has held above the 70% mark for the past four weeks and across eight of the past ten weeks.

Winter school holidays chills auction activity Cooling temperatures and the start of the school holidays means a quieter auction market this week, with 1,797 homes set to go under the hammer across the combined capitals. With declines in the larger auction markets outweighing increases in the smaller capitals, this week's scheduled numbers are down -12.1% compared to last week (2,044) but remain 1.2% above the numbers seen this time last year (1,776).
Falling interest rates drive an acceleration of growth in housing values through Q2
Download the full July HVI Australian housing values rose by 0.6% in June, marking a fifth straight month of growth following the -0.3% dip seen between November and January. Monthly gains were recorded across almost every broad region of Australia, with Hobart (-0.2%), the only capital city or rest-of-state region to see a month-on-month fall. The June quarter saw national home values rise by 1.4%, following a 0.9% lift through the first quarter of the year and a -0.1% decline in Q4 last year.
Capital city preliminary success rates continue to climb
The combined capitals’ preliminary auction clearance rate ratcheted higher last week, reaching 74.5% and overtaking the week prior (73.9%) as the highest early success rate since the first week of July in 2024 (74.7%). This result was achieved with 2,103 auctions held, up 4.9% from the volume of auctions held the week prior (2,004) and 3.6% higher relative to the same week last year (2,030). Melbourne was once again the busiest auction market, with 1,000 homes taken under the hammer.

Just under 3,000 capital city homes scheduled for auction There are currently 2,094 homes scheduled for auction across the combined capitals this week, up from 2,004 last week and 2,030 this time last year. Melbourne has the highest volume of scheduled auctions this week (950), up from 927 last week. Over the same week last year, 886 homes were taken to auction across Melbourne.
Mortgage arrears remain contained despite high rates and cost of living pressures
While mortgage arrears have risen from record lows, the portion of borrowers falling behind on their repayments remains well below 2% of the Australian loan book. APRA data measuring the proportion of borrowers who are overdue or impaired on their mortgage repayments ticked slightly higher through the March quarter, from 1.64% in Q4 2024 to 1.68% in Q1 2025. Despite the subtle lift, mortgage arrears remain below the recent high of 1.86% recorded in Q2 2020.
Highest preliminary clearance rate since July last year
There were 2,040 capital city homes taken to auction last week, a -6.6% reduction on the previous week’s volume (2,183) and -5.1% lower than at the same time last year (2,150). The combined capital’s preliminary auction clearance rate came in at 73.9% last week – the highest reading since July last year and a solid bounce from the 63.8% early result recorded over the King’s Birthday long weekend two weeks prior.

Profitability holds steady in March quarter, poised to rise as rate cuts kick in
Cotality’s latest Pain & Gain report reveals that 94.9% of property resales in the March 2025 quarter delivered a profit, holding firm on the December result, as total gross resale profits reached $31.7 billion. The report, based on data from the March quarter of 2025, analysed 86,000 resales over the period, showing the median nominal gain of $305,000. This was down from $310,000 in the previous quarter – marking the first financial quarter since March 2023 that median nominal gains have fallen.
