Henry Boot announces that HBD, the group’s property investment and development arm, has secured Arcadis as the latest occupier at its JV scheme with Greater Manchester Pension Fund, Island, a premium £66m GDV (our share £33m) development located in Manchester’s Central Business District. Arcadis has taken the entire 10,300sq ft first floor on a 10-year lease and has agreed a new headline rent for Manchester city centre of £48 per sq ft.

Henry Boot announces that its land promotion and planning business, Hallam Land, has completed the sale of a site in Biggleswade, Bedfordshire, with planning permission for 416 residential units, to national home builder Persimmon. The sale generated an ungeared internal rate of return of 16.9% per annum and represents further progress towards Hallam Land’s annual sales target and will contribute to the group’s 2026 financial performance.

Henry Boot announces that HBD, the group’s property investment and development arm, has completed the sale of a supermarket and three adjoining retail units anchored by Waitrose, in Warminster, to a UK real estate investment trust for £8.6m. The purpose-built 29,350 sq ft property is fully let and is located on a two-acre site on the edge of Warminster town centre. HBD completed the development in 2012. Since completion, the property has been held within Henry Boot’s investment portfolio.

Henry Boot’s land promotion and planning business, Hallam Land, has won an appeal to secure outline planning permission for 1,000 homes in Ashford, Kent. In 2006, Hallam Land entered into an initial planning promotion agreement with the landowners. A planning application was submitted in 2018, with the site receiving an allocation for housing in the Ashford Local Plan in 2019.

Henry Boot announces that HBD, the group’s property investment and development arm, in partnership with St John’s College Cambridge, has secured an outline planning consent for FREEPORT 36, a nationally significant industrial & logistics scheme. It is anticipated that the first phase will deliver c.£130m GDV. The consent allows for the creation of a 5.5m sq ft high quality, sustainable industrial and manufacturing park, with buildings ranging from 40,000sq ft to over 1,000,000sq ft.

Demand remains resilient for our high quality residential land, prime industrial developments and premium homes. Highlights include Hallam Land selling or agreeing terms on over 2,600 plots; HBD having more than 231,000 sq ft of industrial space let or under offer, and the majority of Phase 1 at Golden Valley, under offer from occupiers; and Stonebridge Homes achieving sales in line with both budget and last year.

Hallam Land has now completed 3,591 plot sales in 2025, reflecting resilient demand for its prime deliverable sites and contributing to the group’s financial targets.

The sale resulted in an ungeared internal rate of return of 25% p.a. and represents further progress in Hallam Land achieving its 2025 annual sales target. In 2016, Hallam Land reached an agreement with the landowners to develop the 237-acre site.
