Overall housing starts saw strong growth in June, with a recent analysis by the National Association of Home Builders showing a 19% annual increase. In June, housing starts reached 1.43 million housing units, though most of this growth was due to strong construction activity in the multifamily sector. A similar trend was seen across all four major regions of the U.S. While overall starts grew in three of the four regions, single-family starts were down across the board.
Pending-Home Sales Decline in June
Pending-home sales fell in every region of the U.S. On a month-over-month basis, pending sales declined in all four major regions of the U.S., with the Midwest recording the largest decrease at 8.9%. However, on a year-over-year basis, pending-home sales increased in the Northeast and Midwest by a respective 2.2% and 0.3%. America's Most Affordable College Towns See the Highest Price Hikes
The most affordable college towns are seeing prices grow the fastest Morgantown, W.V., Syracuse, N.Y., and Tuscaloosa, Ala., lead U.S. college towns in home-price growth, all posting double-digit year-over-year increases of 12.9%, 12.5%, and 10.6%, respectively.
National Housing Deficit Holds Steady
In 2024, the housing shortage in the U.S. reached 4.7 million homes, and since then it has held steady. While the housing shortage hasn’t improved, it also hasn’t gotten any worse. According to real estate marketing platform Zillow, the U.S. housing shortage has grown for more than a decade, decelerating over the last few years before finally stabilizing in 2025 and 2026.
Americans Are Moving in Search of Better Weather
More so than affordability challenges, weather and climate concerns top the reasons Americans are choosing to move states. According to a report from real estate marketing platform Redfin, 22% of U.S. residents who are moving to a different state are doing so in search of better weather. Better weather is a top concern for homebuyers Among 29 options in Redfin’s survey, better weather was the top reason movers say they’re looking to move states.
Housing Pros Regain Confidence in the Market
In Q-3 2026, Houzz’s Expected Activity Indicator for construction businesses increased by 3 points to 61, driven primarily due to the increase in project inquiries, which grew by 4 points during the quarter. However, at the same time, the Recent Business Activity Indicator for construction firms declined slightly to 47 in Q-2 2026 from 48 the prior quarter.

Sellers Outnumber Homebuyers by Half a Million
Buyers had the upper hand in June, with a recent report from real estate marketing platform Redfin showing that there were half a million more sellers than buyers during the month, equating to a difference of 48.5%. In total, there were an estimated 1.496 million home sellers on the market in June, which is up 0.4% from the prior month and the highest level since 2020. Meanwhile, there were an estimated 1.007 million buyers on the market, up by 0.5% from the month before.
