"The analysis of rent control is among the best-understood issues in all of economics, and -- among economists, anyway -- one of the least controversial.... a poll of the American Economic Association found 93 percent of its members agreeing that ''a ceiling on rents reduces the quality and quantity of housing.'' Almost every freshman-level textbook contains a case study on rent control, using its known adverse side effects to illustrate the principles of supply and demand.
Where to live for High Earners Not Rich Yet (HENRYs) in Seattle
@Scott Mac sounds like you're loving those one bed condos with $600 a month HOA dues lol. If you have to rent it after you start a family it'll never ever cash flow, but the good news is you can definitely sell it for a massive profit because real estate always goes up-up-up! My vote is to househack something in north Seattle, 5+ bedrooms with a second kitchen if possible, but she could also grab a little 2 bed with a room-mate if she can find a good deal on one.

Goals to Acquire First Rental Property in WA
@Lucy Lang the market is definitely hot here, but Househacking works spectacularly well. We're on our 4th house hack personally, and have just been moving up and converting the old properties to 100% rentals as we go. I think you're looking at some great areas! Price points tend to be lower on the South Side of Seattle than on the North Side, so if you like Edmonds, Shoreline, Lynnwood I would also consider Renton, Burien, and others on the South Side.

Hello BP - Live here from South Seattle!
What is up BP! So my first name is Jeffrey but I go by my middle name, Blake (don't ask...). I grew up in Snohomish County and just recently closed on my first house in South Seattle (White Center to be specific). I graduated from Western Washington University with a degree in Finance. I went into banking because I really didn't know how else to start in real estate.
For Sale by Owner - Thoughts?
@Jeffrey Auckland from what you've told us about your parents a FSBO is definitely a bad idea. Especially if they're living in the property they should expect 5-15 or more phone calls a day from buyers agents between scheduling and questions that come up. Their house will also likely sell for less as a FSBO than as a Listing, so the 3% "savings" isn't even a real savings.
