Hi I own a rental in Arizona. Tenant has not paid rent in 2 months. It is now going on 3. I sent a 5 day notice to pay. And had eviction court over the phone today. The judge scheduled us for a trial hearing on Wednesday. The tenant is using a habitability issue as reason for non payment. Here is a timeliness of events. Beginning of February tenant complain of mold in bathroom. I went to inspect and found no mold in the bathroom. Time goes by with multiple conversations nothing about habitability or mold.

Current tenant want to add boyfriend with questionable background
Hi. How long has she been a tenant? When does her lease expire? We've been down this road a few times. Female tenant moves in. Boyfriend soon appears and starts living there. They play this game because the guy has a criminal record so the woman applies for the apartment alone. I don't care what my tenants do in their personal lives and they can have an occasional guest but when the "guest" is staying there on a regular basis, they are no longer just a guest.
Good tenant starting to struggle to pay rent
Tenant doesn't have the full rent this month. Not sure when they will have it. I haven't ask yet or accepted the partial. this tenant has always paid on time. They recently experienced a death in the family and also one their utilities has been very high. They were behind one month prior but caught up and paid late fees. How should I approach or handle this?
Tenant threatening landlord
Well tenant complain of a smell in their room. We had plumber there 3 days ago and completed repairs.We was there 2 days ago. Tenant said plumber did excellent job. We did a walk through and did not smell anything 2 days ago. so afterthe complaint we said we could go there and inspect. tenant started getting really angry and complaining about other things and how much rent they pay and we are greedy. Tenant threaten leave, and sue etc... tenant also tried to refuse us entry for repairs.
