Where is apartment supply really being built? NYC's housing balancing act and the tax
Supply, policy and carrying costs are all shifting at once, and the picture looks very different on a national map than it does inside New York's five boroughs. The Apartment Pipeline Is More Concentrated Than Metro Data Suggests Apartment construction may look broadly distributed on a metro map, but zoom in and a relatively small group of cities is doing much of the heavy lifting.
Newbie - Analyzing an Overseas Vacation Rental Property
I am an architect in New York and pretty much a beginner in Real Estate investing and development. My fiance, who is from Ireland, bought a derelict home on an ocean front property in her hometown of Sligo, Ireland. It is a coveted property, as they no longer allow building on that side of the road anymore, but we can demolish the existing house and build new so long as it stays the same size as the current building on the property.
The Scarcity Premium. Quality is Winning. Complexity is Getting Repriced.
This month’s headlines all point to the same underlying tension in New York real estate: the market is rewarding quality and stability, and punishing complexity. Trophy office space is tightening into a landlord’s market. The city is doubling down on preserving what already works in affordable housing. And a marquee office-to-residential conversion just got a hard reminder of how much execution risk sits underneath the adaptive reuse thesis everyone has been cheering.

I spent my fourth year in Omaha this weekend at the Berkshire Hathaway annual meeting. My first visit was the first meeting after the COVID-19 pandemic, my second visit was the last year Charlie Munger would appear on stage and my third visit was the final meeting with Warren Buffett as Chief Executive Officer. This year, Greg Abel took the reins.

Even a ceasefire won't undo the damage. Here's what the accumulating toll means for capital markets, real estate, and the American consumer. The Macro View Wars end. The damage they leave behind does not. The Iran conflict is inflicting a structural toll on the U.S. economy — and the scar tissue it leaves will outlast any ceasefire. The direct costs are visible: higher oil, disrupted shipping, rattled markets.
Cheers to 2026 - Let's Talk About What's Coming
First of all, wishing my readers a heartfelt happy New Year with much success in the upcoming year! A firm called John Burns Real Estate Consulting puts together a regular which I follow and the signal is clear: expansion mode is here. Capital is flowing again. For the first time in survey history, access to capital improved across every sector. Read that again. While 64% of investors sat on the sidelines last quarter, the smart money knows what that means: less competition for the best deals.
The Great Realignment: How Job Market Shifts Are Reshaping Real Estate
The commercial real estate landscape is experiencing a dramatic geographic pivot, with traditional powerhouses losing steam while overlooked regions emerge as institutional favorites. The Midwest's Moment Has Arrived Forget the "flyover" stereotype—Midwest cities are commanding serious attention from multifamily investors. Chicago leads with 4.2% year-over-year rent growth (third nationally), while Indianapolis (2.6%) and Madison (2.3%) significantly outpaced the national average of 1%.
Calculating Capital Gains
Hello everyone, I was wondering if anyone can help me figure out what I would pay in capital gains on a multifamily property that I owner occupy. I am just wanting to explore all options if I sell and one of them being to sell and be done with investing in real estate. I am able to find calculators online for capital gains on single family homes or rentals but nothing on how to figure out breaking down what it would be for a multifamily property that is owner occupied.
Cap Rate Clarity: National Trends & NYC’s Multifamily Spotlight
Commercial real estate markets are showing signs of stabilization as CBRE’s latest survey reveals most investors believe cap rates have peaked. Despite Treasury yield volatility throughout 2024, cap rates remained steady with industrial and multifamily sectors even experiencing slight declines. After a 51% drop in transactions during 2023, CRE sales volume rebounded 9% last year — signaling improving investor confidence.
Commercial Real Estate Hits Historic Slowdown The residential warning signs are reverberating through commercial real estate, where March 2025 recorded the lowest monthly transaction volume in nearly a year. Deal activity fell 3.9% as investors shifted into full "wait-and-see" mode amid policy uncertainty and economic headwinds.
