Looking for connections in Jacksonville
Hi There - I know I connected with a few folks, but looking to expand my network in Jacksonville as I look to invest. Neighborhoods, strategies, etc. Looking for buy/hold properties (either SFH or duplex/triplex). I was speaking to a business contact yesterday and he has about a dozen homes in the Jacksonville market. His approach was to purchase in lower income homes with average rent of $1000 with most paid off. Thoughts around that approach in the Jacksonville Market?
Off market deals!
Hi - I am new obviously, but have been putting in my time researching, reading, learning, etc. Anyone have any advice on how to find the best off market deals? I have joined numerous Facebook groups and connected with a few wholesalers. Is it best to partner with real estate agents? Also, I consistently look at zillow (or similar sites) for properties just sitting on the market, motivated sellers, etc. When analyzing most these deals none seem to make sense at all financially.
Seller Financing - Understanding
Hi - Since I am getting started in investing, I understand the overall concept of seller financing, but not necessarily the structure. Can someone explain seller financing and maybe use the example of purchasing a $100K property (with a $50K note) from a seller offering a seller financing structure? How would I be protected? Would the seller still hold the note and be responsible for payments? Any advice would be great? Thanks!

Serious Question? How do you narrow down a target market?!
So I am looking to purchase my first deal. I am fortunate enough from years in corporate that I have capital ($150K) to make the leap. I am an architect by trade working in a global commercial real estate managing clients capital improvement projects (projects range from several million to as large as $300M) throughout my career.

Hi - I know a lot of these same story posts make it on here, but I now have the capital raised and am looking to start my goals for my 5 year plan. I work full-time in corporate like most so do not have a lot of side hustle time. I would like to purchase my first property either in Jacksonville or St. Louis. I know two different markets. I am starting to research turnkey investments since this would be remote. I live in South Florida which comes at a higher price point.
