How to evaluate an as-is property
Forum Categories All Realtor · Memphis, Shelby County · Member since 2026 · 261 posts · 93 votes USA, Nationwide · Member since 2024 · 340 posts · 123 votes 20m The surprise I see cost investors the most on as-is buys usually isn't in the walls, it's the appraisal. The investor plans on a DSCR loan, the inspection looks manageable, and then the appraiser rates the house C5 or C6 or writes it "subject to" repairs. Most DSCR lenders won't close on that.

What makes an investment property a good deal?
Forum Categories All Realtor · Memphis, Shelby County · Member since 2026 · 133 posts · 41 votes Staten Island, NY · Member since 2013 · 105 posts · 41 votes 33m For me it's the numbers first, because if the math doesn't work nothing else matters. I back into it from the rent: take realistic rent, knock off about 8% vacancy, then taxes, insurance and a repair and capex reserve, and see what NOI is left.
How to evaluate a property with renovation potential
Forum Categories All Realtor · Memphis, Shelby County · Member since 2026 · 94 posts · 31 votes Investor · Collierville, TN 38017 · Member since 2017 · 842 posts · 604 votes 25m Structure first — before the estimate, before the ARV. A contractor can price anything, but the big systems decide whether the deal lives: roof, foundation, HVAC, electrical, plumbing. Cosmetic is just a number. On my walkthroughs in Memphis I check the layout second: can this house get to 3BR or better?
What sellers should understand about pricing their home
Forum Categories All Realtor · Memphis, Shelby County · Member since 2026 · 71 posts · 16 votes Pricing a home is part math, part psychology — and getting it right in the first two weeks matters more than most sellers realize. Here is what I walk my sellers through before we ever talk about a number. First, the market sets the price, not what you paid, what you owe, or what a neighbor thinks their house is worth.
Why comparable sales matter more than online estimates

How investors should evaluate a rental property before making an offer

My buy box is narrow on purpose: Memphis single-family under $100K, and the house has to appraise at $180K to $265K on sold comps only after a standard $40K rehab.
When You Start Investing The Booby Traps Are Real

Forum Categories All Technology · Miami, FL · Member since 2026 · 18 posts · 6 votes Realtor · Memphis, Shelby County · Member since 2026 · 24 posts · 1 vote 30m The opportunity you're spotting is real — the lack of room listings means less competition — but the compliance side is where this strategy lives or dies. Before anything else, check the STR rules in each specific suburb: many cities and HOAs restrict or outright ban nightly rentals, and the rules can change street by street.
Flippers: Is Your Current Project Holding Up Your Next Deal?
Forum Categories All NY · Member since 2026 · 288 posts · 95 votes Realtor · Memphis, Shelby County · Member since 2026 · 24 posts · 1 vote 26m This is the classic scaling bottleneck, and almost every flipper hits it. The fix isn't one trick — it's structuring so each deal stands on its own. A revolving line of credit against completed projects gives you dry powder without starting over each time. Private money lenders who know your track record can fund the next deal while the current one seasons.
Investors — if you could hand off ONE back-office task tomorrow, which one?
Forum Categories All Member since 2026 · 2 posts · 0 votes Quick question for the investors here — I'm testing something. If you could hand off ONE back-office task tomorrow and never touch it again, which one? 1) Building lead lists to your filters, 2) Cleaning up a messy list / CRM, 3) Prepping records for skip tracing, 4) Something else (tell me). And what would that be worth to you per month if the work came back clean, checked, and in your format every time?
What Story Did You Listen To and What Did It Cost You?
Forum Categories All Investor · Midwest · Member since 2019 · 348 posts · 229 votes Realtor · Memphis, Shelby County · Member since 2026 · 19 posts · 0 votes 35m The most expensive story I see investors believe is the rent number on a listing. Zillow and listing sites routinely overstate achievable rents, and I've watched buyers underwrite deals on fantasy income, then discover the real market rent is $200 less a month — which wipes out the cash flow entirely.
BRRRR deal finding strategy
Forum Categories All Member since 2021 · 5 posts · 1 vote I am based in Odessa, Fl (north Tampa) and looking for advice on how people find off market distressed deals. I have ran the numbers on every property for sale on Zillow and just don’t see how any investor is making money. Really just seeking some advice on how people go about finding motivated sellers off market.
There has to be more ways to analyze deals
