New investor needing tax advise
Forum Categories All Member since 2026 · 2 posts · 0 votes Hi all, new real estate investor here looking for some tax planning and financial advice. I've had trouble finding a local firm that offers hourly consultations and specializes in real estate investing. My situation is still pretty simple, and I'm mainly looking for guidance on a few questions and an initial strategy. Budget is tight, so affordability matters. Any recommendations for how to get things moving here?
How do you find a good contractor when something breaks?

The future is unpredictable but a few small adjustments on DSCR loans can really make a difference. Sounds like you have a couple of good options (in-line w/ market) in front of you. I'd ask your broker to also review a 3/2/1 ppp.

Purchase With Conventional and REFI with DSCR?

But the whole point of DSCR loans is that they avoid your income entirely. Ok, maybe not the WHOLE point (because they do other things to) so why not just use a DSCR loan on your next property?
Fannie Mae Delayed Financing Cash Out Question
Walnut Creek, CA · Member since 2015 · 3k+ posts · 2k+ votes 8y Lender · Fort Worth, TX · Member since 2016 · 8k+ posts · 6k+ votes 8y @Tristan H. the small loan amount thing is a very common issue. Banks actually lose money on loans of this size (some people have car loans this amount) so I get why some banks don't do these types of loans but it's annoying. There are lenders who will do loans this small but you'll have to keep calling around to find one.

Forum Categories All Investor · Lake Oswego, OR · Member since 2022 · 36 posts · 19 votes I'm wondering about Pace Morby's Gator program. It sounds like there are five strategies, and the first one is essentially inserting yourself into a deal by providing the funds for an earnest money deposit for someone like a wholesaler. I have no idea what the other strategies are. Does anyone have any insights on if this is worth pursuing? The lifetime access fee for the training is nearly $3000.
Foundation Question: Are Push Piers Worth It or Are There Other Options?
Hi BP Community, I'm new to real estate and home construction, and I recently bought a house (has a crawl space on flat land) which has about 4 inches of settlement on one corner of the house. The house is liveable and the settlement is more of a cosmetic issue rather than a safety one (for now at least). Windows, doors, etc are all working fine but there is one long crack one the floor and a parallel smaller crack on the ceiling...
Residential Rental - Home Improvement Upgrades
@Greg Heden this is a common topic of discussion and the method that always comes up - what do your comps say? Meaning, we can't over-improve a property based on the neighborhood. Sometimes people will ask "Should I enclose a garage?". And the answer is - what do your comps say? If that neighborhood demands having a garage...then you might be damaging your value and rentability by enclosing that garage.
Section 8 BRRRR information
I'm looking for some advice on the BRRRR strategy for section 8 housing.. I have enough cash to buy the properties outright and for the improvements/repairs before using financing to pull the equity out and repeat.. The questions I'm seeking answers to is, what neighborhoods, is walking score important, are schools as important, & What level of updating are people in section 8 looking for? I'm currently looking for 3+ bed 2 bath houses in non HOA neighborhoods to convert to legal 6 bedroom homes..
Creative Financing Professionals in DFW/ Texas

What part of analyzing a rental deal still takes the most work?
I’ve been diving into how people go from crunching the numbers on a rental property to feeling comfortable enough to make a deal. What I've noticed is that getting those initial numbers is just the tip of the iceberg. There's still a lot to double-check before you know if your assumptions hold up. For those who frequently analyze rental properties, what part of that process takes the most time or effort for you? I’m curious about a few things: 1.
How To: Find Real Estate Investor Friendly Lenders
Something I did not learn right away is that to a degree the terms you are given are all negotiable. I did about 3-4 deals before figuring this out. I keep a running sheet of local banks that I update about every month on their terms for holds and terms for development.

Vetted rehab crew for Section 8 BRRRRs in 63116 / 63111?
Building out a Section 8 BRRRR operation in St. Louis, focused on single-family in 63116 and 63111 (Dutchtown / Bevo / Dutchtown South). As I get closer on my first deals, I'm looking to line up a rehab crew who's done voucher turns before — someone who knows HQS inspection standards and works to a landlord budget, not a retail-flip finish. Ideally a GC plus the core trades (plumber, electrician, HVAC, roofer).
looking to connect with other real estate investors, and others
Hi, I am looking to do my first by one year from today in the Orlando area, and was looking to build my network and connections so that I am able to do it the right way. I have done a lot of research on the strategy thus far but just want to get some insight from experienced individuals.
Do You Rebuild the Entire Deal Analysis After the Inspection?
I see a lot of deals handled like this: The original underwriting works. The inspection finds another repair. The repair number gets subtracted from the offer. But a major inspection finding can change more than the rehab total. It can extend the timeline, increase holding costs, require specialist work, delay financing, and expose other parts of the scope that were based on weak assumptions. At what point do you stop adjusting one repair line and completely re-underwrite the deal?
Real Estate Rookie Advice
Hey everyone! I'm in the process of closing on my second investment property here in Raleigh and am excited to keep building our portfolio over the next few years. How can I get an accurate idea of what the appraisal will be after repair? (brrr)
I'm trying to get better at accurately estimating the ARV of a property before I buy it with the intention of refinancing after the rehab (BRRRR strategy). I understand the basics of looking at comparable sales, but I still struggle with knowing which comps to use and how to determine what the property will realistically appraise for after the renovations are complete. What process do you use to estimate ARV as accurately as possible?

For those using a PM, what do you actually do with the owner statement once it lands
Not selling anything, just trying to understand a workflow. Read a thread on here a while back where someone mentioned going line by line through their AppFolio owner statement PDF every month, manually re-entering it into QuickBooks because they wanted their own books, not just what the PM sends. Curious how common that actually is.

If you are new to investing I would not start out with the BRRR method especially in today's environment. Here is why? You have to buy the property right and at a low enough price, you have to renovate the property and there are sooo many things that can and do go wrong with the rehab process. Then, if you get the renovation done successfully, you now have to find a good tenant. Then you have to manage the tenant and deal with maintenance and repairs.
How to record mileage
What are the common ways to record mileage (for example, from primary home to investment property due to repairs or property management) for tax saving purpose, which are acceptable to IRS?
How does solar affect Austin property values?
@Quin Weidner in general, you should not be adding solar panels to your home if it is a flip. Things like windows, tankless water heaters, pools, and solar panels do not give you a $1 to $1 return to install them. Meaning, if it costs you $50k to install a pool, you may only receive $20k in value. So if the exchange is WORSE than $1 for $1 then we aren't going to do it as a flipper...UNLESS the neighborhood warrants us to do so.
Oil Shock Pushes Rates Higher
Markets opened with a notable shift in tone as the U.S.–Iran conflict escalated. Treasury yields were initially lower in the pre‑open, with the 10‑year briefly dipping to ~3.94%, reflecting a textbook flight‑to‑safety setup. That move quickly reversed once cash trading began, as oil prices surged on concerns around supply disruption in the Strait of Hormuz, reigniting inflation fears and pushing the 10‑year back above 4%.
Strong Data, Stronger Tech: Rates Drift Higher
Interest rates are edging modestly higher today as strong U.S. economic data and a rebound in tech risk appetite take some pressure off bonds. Stocks pushed higher, led by megacap tech, as investors grew more comfortable that the AI‑driven selloff may be finding a floor. Nearly 350 S&P 500 names advanced, with Nvidia and software stocks leading, reinforcing a “risk back on” tone that’s weighing on Treasurys. The macro data supported that shift.
Investment HELOC - Term Comparison
After an exhaustive search I finally found two lenders that offer 1st position HELOC's on investment property. Trying to decide which one I should go with. In a nut shell it's 208K at in my opinion is a decently attractive rate for NOO, or take a 2% higher rate to have access to an additional 50K. If you know of any lenders that do HELOC's on investment property in Georgia I'd certainly welcome a recommendation.
Multimember LLC Finance Option
There are a lot that will do commercial...Paper City, Inlanta, Equitable, Centennial, too many to name. In our private club, I noticed from posts that Waterstone, John Haydin/Eric Wennerstrand from Centennial being used and Ed Goggins from Parkside Home Lending have been used alot recently. Do you live in Wisconsin or are you out of state? I can send you a list of you'd like. Just pm me.
HELOV vs. Home Equity Loan
I always do a HELOC over home equity loan. The benefit is that you can continue to turn the money over again and again and again. I would buy a property in cash using HELOC, renovate it and then cash out refinance (getting all the money back) and pay down the HELOC to zero and then rinse and repeat. In this way I didn't need hard money or anything else. I currently have just a HELOC on my primary residence and I used that to purchase 3 flips that my partner and I have finished up.
BRRRR - Experiences with the refinancing part for non US-citizens?
Hi Helena - This can be nuanced, but for DSCR loans there are a few options for you. Are you/your partner(s) foreign nationals or non-permanent resident aliens? Also, are you planning on going through an LLC? If so, then there can more flexibility there. Happy to connect and chat further if you'd like!

Easy Money? Trump’s Fed Pick Warshes Out Gains
Markets are starting the day on the defensive after a hotter‑than‑expected Producer Price Index (PPI) reinforced the message that business‑level inflation remains sticky. December PPI rose 0.5% month over month, well above expectations of 0.2%, driven primarily by services inflation, where margins for wholesalers and retailers jumped sharply. Core PPI (ex‑food and energy) was even more surprising, rising 0.7% versus flat one month ago.

House hacking while in college.
Hey everyone, I'm currently in my sophomore year of college and I'm looking to buy a fourplex and live in one of the units while renting out the others. My plan is to get an FHA loan and have my parent cosign on it. I think this would be an easy way to start to build my portfolio at a young age and get some experience under my belt. Ideally I would rinse and repeat this process the year after while I go to school.
Dscr brrrr Investors
Anyone has tried that? Instead of a cash-out refi, do a rate-and-term DSCR refi to lock in the lower rate, then add a DSCR HELOC behind it. Cash-out DSCR usually tops out around 75%. Even at 80%, the rate jump is rough and makes it hard to get all your capital back. Rate-and-term pricing is way better. With the HELOC, you can sometimes get to ~85% combined. HELOC rate is higher, but it's only on part of the stack, so blended cost still comes out lower. End goal: more cash out, better rates overall.
