Austin in particular being one of if not the most expensive cities in TX is a prime example.

Before anything else, check the STR rules in each specific suburb: many cities and HOAs restrict or outright ban nightly rentals, and the rules can change street by street.
non-vacation STRs in the suburbs, anyone doing it?
Forum Categories All Technology · Miami, FL · Member since 2026 · 11 posts · 4 votes Investor · The Woodlands TX / Avon, CT · Member since 2009 · 6k+ posts · 10k+ votes 41m I considered it a few years ago - I had kept two homes I had lived but no longer did in in the Houston area and wanted to see if I could generate greater profitability either with STR or MTR. Specific to my properties and my locations, STR didn't look like it would work.

STRs : habits of a performative host

A family booking a week and a contractor booking a month need different information.

Someone traveling with family for treatment may need a very different setup than a contractor on their own. Also check the actual drive at shift-change hours. 'Near the hospital' can mean very different things to a guest.
