Hey every my sister is looking to get started with buying her first property. She is currently approved for $227,500 conventional, $250,000 FHA with max PITI payments of $2,200. She is looking to buy preferable a duplex that she can house hack or a single family home. She knows that with this price point she will need to purchase a lower quality home that she can renovate. She has a family of 6 so she needs something more than a 2 bedroom.

Hello! I live in Orlando, and my wife and I are looking to buy our first rental property. We don't have any experience in rental property investing. We are hoping to start with either a single family home or a duplex to buy and hold. We are not needing immediate cash flow, so we are looking more for appreciation even if it's slow. The properties in Central Florida seemed to be priced at amounts that are difficult to buy for long term rentals and we can break even.

Hi All, seeking some advice on my townhome/condo in Old Orchard Beach Maine, a seasonal beachfront destination. 2bd/1.5 bath 1061 sf 2 deeded parking spaces Based on AirDNA it seems to be a $300-350 per night, $2k-2.25k per week, $20k offseason, $30k total annual rental which is a good yield on existing basis. Wondering after 5 years if its better to exit or move to nightly vs. weekly. Any advice appreciated - thank you.
