Why your cold calling isn't working (it's not the script)
I see a lot of posts here about cold calling not converting and everyone blames the script. In my experience running outbound campaigns the script is maybe 20% of the problem. The other 80% breaks down like this: List quality. If you're calling a generic absentee owner list that 50 other investors already called this month, you're going to get slammed. The best lists are county-pulled, equity-filtered, and cross-referenced against tax delinquency. Fresh and specific. Talk time vs dial count.

What's your first "gut check" filter when looking at a tax‑delinquent property?
I've been pulling tax records in Ohio, and I'm trying to sharpen my initial screening process. Right now, my first two filters are: · Is the owner an individual (not government or bank)? · Is there any forfeiture or sheriff sale in the transfer history? If either of those is off, I usually move on. What's your very first "gut check" filter before you dig deeper? Something quick that saves you from wasting time on dead leads.

I'm trying to nail down which data provider has the most current Notice of Default (NOD) data for San Diego. I've tested a few of these providers, and have a hunch that DataTree may have an edge in California due to First American's title plant presence here. But I'm not sure how that translates to actual NOD latency in practice. Curious if anyone has done a head-to-head comparison or has a go-to source they trust for this.

I've been cold calling daily for several weeks. I work full time which limits my time to roughly 2 hours a day M-F from 6pm-8pm for calls, 4 hours a day on weekends. I use Batchleads to pull my lists, skip trace and call with in app dialer. I'm not using Batchdialer but am open to upgrading. I'm focusing on tax defaults primarily and stacking with absentee, high equity. I'll use those same filters and add vacants to get a very targeted list in my selected zips.
