I'm finishing up my first BRRRR, bought the home at $115k, put $8k in out of pocket sweat equity. Have a renter in place at $1800 a month. House appraise for $245k. I'm should be finishing the refi the week after next. Two part question 1. Do you all like to leave more money in the deal? We have other homes and I generally like to average around $500 or more per house after everything is paid off. As is we’re pretty close. What would we even do with the additional money we removed? 2.
Thanks in advance for taking the time to look at this. Am I being nit picky/excessive or is it justified? Tenants lived in the home for 1 year and left the house absolutely disgusting and a very strong odor. In all my years as a landlord 16 plus people usually leave all of their trash or they clean the place up pretty good. So I am either providing them with their full deposit or I never hear from them again. This tenant has messaged me a couple times about it.
Hello all and thanks for any tips in advance. My realtor is selling a trashed out home that’s owned by a widower in their 80s, they are already behind one month on the payment and will more then likely be looking at 2 months shortly. The home will need new, flooring, paint etc. If the home were in good shape it would likely sell for $200-210k based on the comps and sit for a 2-3 months.
