I'm a Houston Realtor & investor; it's a roller coaster, but buy & hold helps me sleep at night. Owning properties in the flood zone doesn't. I agree with this author, you need to ascertain your own goals and risk tolerance. But the market is still such that you can buy a house from the MLS with a conventional loan and still cash flow with the right tenants.
