Tape a 2x2 ft piece of clear plastic sheeting to the wall for 48 hours: moisture trapped behind the plastic = water pushing through (active); moisture on the room side = condensation.

Sight-unseen in Baltimore: 5 red flags your photos should catch
Forum Categories All Contractor · Baltimore, MD · Member since 2019 · 9 posts · 0 votes Real Estate Agent · Kansas City · Member since 2018 · 4k+ posts · 3k+ votes 23m Something I see with sight unseen is the layout being different than what you assumed. You'll see a listing where they put 3 bedrooms but in reality it's only 2. Same with upstairs space being awkward or unusable. The 5 photos I take first on every Baltimore walkthrough
Forum Categories All Contractor · Baltimore, MD · Member since 2019 · 3 posts · 0 votes Englewood, NJ · Member since 2018 · 382 posts · 62 votes 30m Down here in Florida tax deed auctions, we never get interior access before bidding so the first photo I need is the exterior front facade. But I'd also want a roof shot from ground level since that's one of those surprises that can blow your rehab budget wide open.
Forum Categories All Contractor · Baltimore, MD · Member since 2019 · 3 posts · 0 votes Contractor · Baltimore, MD · Member since 2019 · 3 posts · 0 votes 30m **Comps.** Quick look at the numbers around it: as-is shell comps in West Baltimore — 2533 Boyd St at $13,200 (Oct 2025), 2537 Boyd St at $16,100 (Sep 2025), and 2516 W Fairmount Ave at $30,000 (Apr 2026). That puts as-is value roughly $13k–$30k, most likely around $20k–$25k.
