I'm interested in splitting the lot (ok under SB9) and building 2 units on each lot for a total of 4 units. I'm planning on living in one of the units, and I'm estimating earning $2,000 - $4,000 in rent per unit that can cover the mortgage & other expenses and some positive cash flow per month.
