15 vs 30 Year Mortgage for Investor
Forum Categories All Member since 2024 · 46 posts · 28 votes Buffalo, NY · Member since 2018 · 790 posts · 530 votes 1y If your loan is $110K then the payment on the 15 year would be $927/month at 6.15%; 30 year option at 6.625% would be $690. If you want to grow aggressively then having the extra cash available to you today is more important.

We see a lot of deals underwritten assuming rates drop in 12 months, and that's a bet, not a plan. If it doesn't work at today's rate with real expenses, I'd pass. Are you seeing more people move toward DSCR or seller financing to make the numbers work?

Options for 800+ credit score 1099nec loan
I tried to get a home loan with my past 2yrs 1040s but since im 1099 and did a whole bunch of writeoffs prior looking for a home, broker said my only option now is bank statement or 1099 loan, he explained how the 1099 route is much simpler as with bank statements its a lot of paper work and can get messy, i got offered 10 percent down and does not have mortgage insurance,The Estimated monthly payment at the 7.99% rate was 2087.66, the estimate Cash to close was 36k.

July Jobs Missed Big. Here Is What a Cooling Labor Market Means for Rates
Week of August 3 recap! The headline from July's jobs report got a lot of attention... the economy shed jobs instead of adding them. The full picture underneath that number matters more than the headline, and for real estate investors it points in a clear direction. The July Jobs Report The economy shed 23,000 jobs in July against expectations for an 80,000 gain. That alone is a significant miss. But the revisions to May and June made it worse. Those months were revised down by a combined 103,000.

Recommendation for broker with strong access to DSCR providers in CA
Looking for recommendations for a duly licensed broker who has good access to refinance providers in California. I have a well-seasoned single-family (split into 2 units) rental property with ~$1.6 million in equity and ~$5,000 monthly in rents. First mortgage is about $70k and the is about $220k. I also want to pull out roughly $150-360k in liquidity. My credit is stellar. Any help is much appreciated!
Financing for a Foreign National
There are lenders that will do 25% down for a single family rental and 30% down for 2-4 units for foreign nationals. This requires an unexpired passport and bank statements showing down payments and closing costs which would need to be translated and in U.S. Dollars. This would be structured as a DSCR loan. More info on DSCR loans: DSCR loans won't use your income to underwrite the loan.

Hey BP community, here's this week's data breakdown for those watching the mortgage and housing markets. Inflation (CPI and PPI) - CPI: +0.6% in April, +3.8% year over year - Core CPI: +0.4% monthly, +2.8% annually (above expectations) - PPI: +1.4% in April (nearly 3x expectations), +6% annually - Core PPI: +1% monthly, +5.2% annually The big driver was energy prices tied to the Iran conflict, along with rising food costs. Those two categories made up more than half of the monthly CPI increase.

Hey every my sister is looking to get started with buying her first property. She is currently approved for $227,500 conventional, $250,000 FHA with max PITI payments of $2,200. She is looking to buy preferable a duplex that she can house hack or a single family home. She knows that with this price point she will need to purchase a lower quality home that she can renovate. She has a family of 6 so she needs something more than a 2 bedroom.

Hello everyone, I am still new and am thinking of living in Utah for about two years and will be moving within the next year or so. After watching some of the podcasts and reading posts I am set on starting my real estate journey utilizing the house hacking strategy. While I have a rough idea on house hacking as a whole, I would like to know if there are some helpful insights on the Utah market specifically.
Purchased my first house hack duplex in June 2025 for $236K using FHA (3.5% down, 6.125%). Planning to buy another duplex in June 2026 as another house hack. I estimate ~$285K current value given I did a rehab on my unit (~80% LTV), which would allow me to refinance out of FHA and remove MIP.
Elan, I'm a multi family agent in Cincinnati. My team is Key Property Partners, all we do is multi family in Cincinnati. We regularly have off market 2-4 families under $500k. I have some local lender contacts with CINFED/FORCHT/CITY NATIONAL/Brokers/DSCR Lenders. Shoot me an email at adam@keypropertypartners.com, myself or someone from my team will get back to you.
House Hacking with little to ZERO Money Down
Just a little refresher on how to make this work! 1. For eligible buyers, VA loans are often the most flexible option - zero down up to FOUR units- but can only have one VA loan on the books at a time 2. FHA - 3.5% down up to 4 units 3. Some Credit Unions - ZERO DOWN but often cap at 2 units max 4. For first time buyers often Grant Money can fill the gaps For serial hackers - mapping this road out is key! Often 1 year occupancy is required and you can rinse and repeat in the right order!

Greeting my BP family — seasoned investor here. I hit a snag and current lender can’t do this type of deal without using the lowest list price, which kills the cash-out.
I am having trouble finding a good DSCR lender
Not trying to be mean, but "competitive terms and pricing" is boilerplate language. That can mean anything. I dont know what your expectations are, but for reference, any DSCR loan is going to have anywhere from $1,500 to $2,500 in fees, and there will likely be some combination of points along with that depending on the prepayment penalty and loan specs. The rate and points will also be highly sensitive to the LTV, credit score, DSC ratio, loan purpose, loan size, and property type.

Pending Home Sales Pick Up
Week of November 24, 2025 This was one of those weeks where the housing market quietly dropped a few important signals and by staying plugged-in we can use it to win buyers before the crowd catches on! September finally gave the market a breather. Case-Shiller showed prices up 1.3% year-over-year, with a tiny month-over-month dip before seasonal adjustments. FHFA showed a bit more strength at 1.7% annual growth. Nothing dramatic, just a market catching its breath.
DSCR Gift Funds
I am planning on purchasing a $350k property with DSCR loan. I seen online gift funds can be used with after 10% of my own money. Does being a first time investor change the amount of my required contribution? I have $35k of my own money to go towards the purchase. My son will be gifting the remainder to me. Can gift funds be used for reserves? Or will i need to have $35k + reserves of my own money to make this happen?
Seeking to Access Equity in Investment Property
I own an investment property in Austin, TX with significant equity that I'd like to access. The situation: Duplex in which equity is at least 60%, with a 3.87% rate currently, and a Rent:PITI ratio of about 1.35. I have a great credit score and am employed. The only blemish is that a five year tenant recently moved to monthly instead of their typical annual lease.
Va IRRRL Benefit Statement
Hello Dan Breen, It sounds like you've received notifications about your VA guaranteed loan potentially being eligible for the VA IRRRL (Interest Rate Reduction Refinance Loan) program. The VA IRRRL is a refinancing option offered to veterans and service members with existing VA loans to lower their interest rates and reduce their monthly payments.
Inflation Below Forecasts, Home Sales Rise
Week of October 20, 2025 Even with the government shutdown delaying some reports, this week’s inflation and housing data brought some encouraging news! Especially for buyers and sellers heading into year-end. Inflation came in cooler than expected in September. The Consumer Price Index (CPI) tracks price changes across the economy and it rose just 0.3% monthly and 3% year-over-year, slightly under forecasts.

Looking for cash out refinance on a rental property
Quote from @Steven Ewing: This might rule out many of lenders but I’m specifically looking for a lender that does cash out refinance on manufactured home that is on a permanent foundation. Comps looks to be around 210K+ in my area for similar homes. I am ultimately trying to restructure a cash out refinance to consolidate a business loan. It would essentially lower my payment by about $1600 a month. Please let me know if you are a lender that does this type of thing.
DSCR Loans for LLC-Owned Properties vs Personally Owned
I currently own nine rental properties under my personal name with conventional loans, but since I'm approaching the ten-loan cap, I've started looking into DSCR loans. My initial plan was to continue borrowing in my personal name, but I've noticed that DSCR loans for LLC-owned properties often come with lower interest rates than those held personally. Based on conversations with multiple lenders, rates for LLC-owned DSCR loans are roughly 0.75% lower (at 55% LTV with points, about 5.95% vs.

Hi BP community! I am in need of someone that can help me with a DSCR or related product, that offers no seasoning period for a home thats in dayton Ohio 45417 thats valued at approx 140k. I do not intend to rehab the property. Just very small minor cosmetic touches. If you can help me with this, lets do some business. Personal FICO score is 800+. Just got my first house hack!
@Danielle, awesome to hear you got your house hack property. It sucks that people in your circle don't understand or can appreciate what a life-changing decision you made by buying an income producing property! So for DIY, I used to be a construction engineer(managed contractors), my wife and I also renovated our own house hack with LVP, repainting tiles, walls etc... I have two pieces of advice for you. One is practical and second is mental.
