Takeaways from Idaho REICon (Boise)
Member since 2025 · 80 posts · 44 votes Just got back from the Idaho REICon in Boise. Smaller event — around 120 attendees — but a lot of signal. I also drove through Nampa, Caldwell, Star, Eagle, and Emmett myself, so the observations below are firsthand. Sharing what I picked up: Market Boise cap rates are very low — lower than what I'm seeing in Modesto, CA. Rents in the greater Boise area are lower than Modesto's too Housing supply is tight in Boise proper.

The U.S. Investor’s Guide to Dubai Real Estate: What I Wish More Investors Knew
If you’ve spent any time investing in U.S. real estate, you probably know the drill. Find the right market, run the numbers, evaluate the rental demand, account for expenses, and make sure the deal still makes sense when you take the optimistic assumptions out of the equation. But what happens when you apply that same investment mindset to a market outside the United States?

Buying in a Buyer's Market in San Antonio, And What Flippers Need to Do to Sell Fast
Buying in a Buyer's Market in San Antonio, And What Flippers Need to Do to Sell Fast! I’ve been buying and watching San Antonio investment property for a while, and this is one of the better buyer environments we’ve seen in years. That does not mean every property is a deal. It does not mean you can buy any house, put in a standard rehab, and expect a quick retail sale. In fact, the softer resale market makes underwriting and execution more important, not less.

Great Affordable Lawyer Suggestion for Dallas Fort Worth Landlord

I hired an expensive lawyer to take them to JP court for eviction, but we lost by default — my property manager failed to deliver the lease non-renewal notice by the required date, and the suit was filed under my LLC's name instead of mine personally.

What a Memphis house tells you in ten minutes, and what needs a crowbar
A lot of out-of-state buyers here are working off photos and an inspection summary, and both of those documents are worse than people think. So here's the honest split from the construction side: what a Memphis house will tell you fast and for free, and what it will not tell anybody until something gets opened. WHAT YOU CAN KNOW IN TEN MINUTES These are the things I look at first, and I'd rather you know them than pay me to find them. The electrical panel, door open.

What is your one automatic no on a tenant application?
Forum Categories All Rental Property Investor · Houston, TX · Member since 2024 · 499 posts · 547 votes Posting this for the BiggerPockets Investor Brief Newsletter. Your reply might run in next Thursday's edition. Every landlord has a list. Credit score, income multiple, eviction history, pets, smoking, how they filled out the form. Some of that list is quietly negotiable when the rest of the application is strong, and we all know it. I want the one thing that is not negotiable.
Memphis leasing season is closing. What it costs if your turn slips to November
Contractor · Memphis, TN · Member since 2026 · 37 posts · 34 votes It's the first week of September, which is the point every year where a Memphis vacancy quietly gets more expensive without anybody noticing. Padsplit property managers? Jacksonville, F

The REAL Problem in Property Management (It's Not What You Think)
Real Estate Broker · Cleveland, OH · Member since 2023 · 189 posts What if the problem with your property was never the city and never the distance but the people on the ground who stopped telling you the truth? That's exactly what happened here. Emails went unanswered. Nobody close to the property said a word while the damage piled up. One house sat empty for over two years — two whole years with squatters inside, and the most shocking part wasn't any of it. It was the silence.

Property management in Cleveland
I wanted to get some insight from any Property managers in the Cleveland area. I wanted to get a general idea of the area. What are the economic centers and where are they? How is the public transportation? What are the average rents and what are some if the challenges to anticipate?
Mayor Brandon Johnson’s Protecting Renters Ordinance (PRO) proposes the most expansive overhaul of Chicago’s Residential Landlord and Tenant Ordinance in 40 years. * Creates Backdoor Rent Control and Substantial Relocation Fees: Allows tenants to reject certain rent increases at renewal and demand steep mandatory relocation assistance—up to TEN MONTH’S RENT without a justifiable cause.
Is this property a good deal or not?
This tip is for new investors. How do you know when a property is a good deal or not? Let's say you get an opportunity to buy a 3 bedroom, 2 bathroom home that is 1500 sq ft in you neighborhood for $200,000. The property has a good layout but it needs new flooring and paint. Also the the kitchen cabinets look old but they are not damaged. So you figure you could probably just paint them rather than replace them to save some money.
Cost of Living in Salt Lake City: Comparing Everyday Expenses
Real Estate Agent · North Salt Lake, UT · Member since 2026 · 6 posts The cost of living in Salt Lake City depends on housing costs, transportation needs, household size, and where exactly you plan to live. Housing will likely be one of the bigger monthly expenses. Property type, condition, location, and available inventory all play a role in housing costs. The price of a downtown condo can look very different from that of a house in Sugar House or a Millcreek home.
For those buying distressed or value-add properties in Cleveland, where do you find things tend to go wrong most often? Is it accurately estimating the rehab before closing, finding reliable contractors, staying on budget, managing the project from out of state, or getting the property rent-ready quickly after renovations? Working in property management, I see how much the renovation side can impact the performance of the investment once the property actually hits the rental market.
The Deal That Changed How I Look at Real Estate Returns
For years, I looked at real estate the way many investors do: Buy a good property. Find a tenant. Collect rent. Hope the property appreciates. But eventually I realized something. A property can look great on paper and still become a poor investment if the income is unpredictable. Vacancy changes the numbers. Maintenance changes the numbers. Service charges change the numbers. Tenant problems change the numbers. And sometimes the market simply does not perform the way you expected.
"Just get to 100 doors." - every guy trying to sell you a course.
I know a guy with over 100 doors. Some months he clears less than $1,000. Not $1,000 per door. $1,000. Total. After running an entire portfolio the size of an apartment complex, working nights and weekends, fielding calls, chasing rent, replacing water heaters, the number at the bottom of the page some months is less than what a lot of people make in a single week at a job with a lunch break. But sure. More doors.
