Wisconsin House Hack
I am looking to buy a 2-4 unit property in Wisconsin. I have been doing broad market research in the Milwaukee and Madison area. I am looking to start off with a house hack, then eventually move more into BRRRR. I have been looking at median home prices and median rent prices for Racine, Sun Prairie, and Watertown, and none of them seem like they will have positive cash flow. Is there something I'm missing here?

If You Restart Your Real Estate Journey, Where Would You Buy First?
In about a year and a half, I'm planning to get into real estate by buying a multifamily property and house hacking it. I plan on using my VA home loan for the purchase and living in the property for about a year. After that, my goal is to use the BRRRR strategy to build a large enough portfolio to eventually live off the income. My question to you all is this... If you had to go through your real estate journey again, what state would you choose?
Picking a location for investment property
I am a college student looking to start buying properties once I graduate, and I’m doing my research on good cash-flowing properties to invest in, as well as homes or duplexes that are on the lower side of the average median home price. I’m having trouble deciding where I should be looking and what metrics I should focus on when trying to make a decision on where to move. My current options are Texas, North Carolina, Arizona, and Wisconsin (where I live now).
