Lender-paid mortgage insurance (LPMI) is an option for borrowers who cannot afford a 20 percent down payment on a home. In this arrangement, the lender covers the cost of the mortgage insurance, which is reflected in a slightly higher interest rate on the loan. Alternatives to LPMI include getting a VA loan or second mortgage, or paying a single premium mortgage insurance upfront. When you apply for a mortgage, the gold standard is a down payment of at least 20 percent of the purchase price.
