The state’s housing is also ranked as the fourth most affordable in the country.
Questions to Ask from new Property management company for out of state investing?
I generally would ask the same questions of one that I would be interviewing locally. Check for references, comps on their rental information, sample leases, who is running the company and their background, insurance coverage and what all is included and the fee rates. Additionally though I would ask them about Facetiming. If I am owning a place out of state, a property manager can say anything or photoshop any picture to show me the condition of the house.
Aspiring Investor: I need help picking a city
I’m looking to buy my first rental property. I have about $45K to use. What’s a good city to deal search in and do you have an agent that you would recommend? I'm active duty military and am not opposed to out of state investing. I've looked around online at cities like Cleveland, El Paso, and Montgomery but have not seen any obvious deals. I just want to narrow down my search to a good neighborhood and fully commit to buying my first property.
My 10 Year Old Outclassed Me
“Daddy, I wanna go to Japan” “You do? I love Japan! Why do you wanna go to Japan?” “I wanna ride the in-kam-sen” “The shinkansen?” I asked. I figured he was repeating something he saw on YouTube. “You mean the bullet train?” “Yeah, the shim-kanren. I wanna see that one.” At age 3, my oldest was already obsessed with trains. He collected every train toy, and screamed in joy every time he saw a train pass by on the street. If we didn’t take the train to go somewhere, he would always be disappointed.

Major international sporting events push facility management to the limits. Hey BP! I am almost finished with our first major project here in Alabama that we are intending to flip. However, the inspector stopped by and we learned that if we do the work ourselves, we aren't legally allowed to sell the property within a year unless we are licensed as home builders in the state of Alabama. (Had to permit because there was more than $10k worth of work done.) I'd really prefer not to rent this property for a year just because of this statute.
Looking for an agent or investors knowledgeable about the Gulf Shores AL area

RR has some very nice product .. however one just needs to look at any real estate venture with the same due diligence you would buying a home to live in. home inspection verify neighborhoods etc. My personal Experience with Zach the owner has proven over time he is very diligent in making sure his product and staff are on top of his clients investments.. that all said its still real estate so keep that in mind as well. but as for integrity Zach has it from my point of view.

Out of state investing for Californians
Quote from @Ashni Modi: I am starting out my journey in real estate investing. I live in orange county, California where there is basically nothing under $1 million. Is investing in California still viable? Say if I have 100K available for downpayment, what are some markets for out of state investing? I would like to have a good balance of positive cash flow as well as appreciation. I have heard of Midwest but any recommendations for which cities to look into? Hey @Ashni Modi.
looking to buy rental property in any state - 100k down, traditional financing
Hi all, I've been looking to invest in rental properties for a bit of time. I am currently located in Illinois (Chicagoland). I looked around this area, however the taxes here range from 5k-12k on typical home which made me look out of state. Condos downtown are affordable, but that adds HOA and taxes can easily hit 8k. I visited Farragut/Marryville TN. Houses are still affordable (new construction especially), taxes are low, but I'm concerned if people really rent there (86% owner occupied).
Looking to invest in my first property ,What states/markets have good cash flow
@Joseph Fenner first, understand you will need to decide and UNDERSTAND the different Property Classes! Class A - you won't cashflow putting down 20% and financing the rest, for at least 3-5 years Class B - you may cashflow putting down 20%, definitely within 1-2 years Class C - don't buy it if it doesn't cashflow from day one! Class D - don't go there unless you have lots of experience. The challenge is you understanding the increasing risks to your ROI as you slide down the alphabet.
Need advice regarding which areas to target for out of state investing
Experts, I am looking for some pointers which areas to target for my 2nd rental property. I am based out of California. $$ Range = max 250k Down payment = max 25% Goal = Positive cash flow Below are the areas i have done some research on so far. Fayetteville, NC Like the fact that there property taxes are low, hence the rental comps vs expenses (mortgage + property taxes + hoa + insurance etc) are kind of breakeven or slight positive cash flow is possible. Assuming 7.5% mortgage rate.

Christian Investors - How do you tithe?
@Kyler Cook Most AWESOME thread I've seen on BP - ever!!! Many different ways to interpret things from a scriptural lens. Here's my 2 cents on how God has called me to live. 1. Tithing and charitable giving have been hijacked by the government and the church. Giving for a tax write off is giving to receive and that's not offering first fruits. In the same way, so many churches want to guilt you into giving directly to their institution (mostly because they have initiatives they feel are important).

Fighting workplace theft with advanced access controls
When it comes to corporate theft, the call may be coming from inside the house. It’s estimated that 75% of employees have stolen from their employer at least once, while 33% of business bankruptcies can be traced back to employee theft. When left undiscovered and unresolved, workplace theft can gradually erode enterprise capital over time until it snowballs into a significant loss.

Utility rates deserve scrutiny
As consumers, we have a reasonable expectation of fairness and transparency when dealing with utility companies. Unfortunately, that has not been the case with South Carolina Electric and Gas. Rather than operate out of fairness and transparency, SCE&G employs duplicitous practices that boldly and unapologetically take advantage of commercial customers. Recently, I completed a thorough analysis of the cost of utilities provided to eight Parker’s convenience stores in South Carolina.
Maryland State Senator Proposes Independent, Multi-Member Congressional Districts
Maryland state Senator Jamie Raskin is at the forefront of the state’s efforts to end partisan gerrymandering and enact fundamental election reform. In a state that has been called one of the most gerrymandered in the nation, and during a time when partisan politics increasingly incentivize the manipulation of district lines, Raskin believes this type of legislative action is sorely needed.
Help your kids surround themselves with good people
This past weekend, I had a high school friend get engaged. Tonight, I got a phone call asking me to be a groomsman in his wedding, which was so awesome and of course, I felt really honored. Let me tell you, I’ve been in my share of weddings. Being in a fraternity, having kept in touch with a lot of high school and college friends, I have had the honor of serving many of my friends in this capacity. There was something different about this one though.
Focus your life on moving forward
Just this past week, I was able to go home to see family, friends and attend a music festival I planned on attending back in February (before I had a clue that this job was open). I spent many hours with my family discussing all of the things that we’ve been able to accomplish here in Bandera and was able to spend some time with new nephew who just turned 9 months old and is very close to walking.
The Bandera Bulletin
“What makes a king out of a slave? Courage.” Those are the famous words of one cowardly lion from the wonderful Land of Oz. While in various leadership positions in years past, I’ve found that this is the one characteristic that really will change the whole attitude of how you lead – especially an organization.
