How are you logging drive time to your rentals for the 100-hour rule?
Forum Categories All Developer · Austin, TX · Member since 2026 · 8 posts · 5 votes The simplest log is the one you actually keep. Ours was a spreadsheet with date, property, purpose, and round-trip miles, filled in the same day. Rebuilding it from memory at tax time is where the hours get lost. Software Engineer Focused on STR/LTR Record-Keeping & REPS - hello from a new member!
Forum Categories All Developer 路 Austin, TX 路 Member since 2026 路 2 posts 路 3 votes Member since 2025 路 91 posts 路 50 votes 24m Hi Hubert, hello from another (ex) software engineer. As far as I know, you need 750 hours of work a year and it's very difficult to prove that if you have a full time job. REPS also mandates that you don't have another full time job. Of course, don't trust me, verify from a CPA. Keeping track of things is actually the easy part.
Do you have to have a STR booking in order for it to be "in service" for a cost seg
Forum Categories All Member since 2025 · 2 posts · 1 vote I've been doing a total gut renovation of my future short term rental for the last 10 months. I plan on finishing the reno the end of November. My wife and I make a good living with our W2 jobs and would like to offset our tax bill with a cost seg this year. I've kept a daily journal of all the hours I've worked and separated all the business LLC expenses in owning and renovating the property.
