need help wholesaling

I'm doing the cold calls , reverse searching ,throwing signs, fb marketing , craigslist and etc.. I just have not been able to make anything stick. i have deal flow for sure just not any conversion. what do i do ? is there something I'm missing ? any ideas would help thanks.
House hacking newbie
Well I finally did it I pulled the trigger and bought my first duplex. Well I bought it for 205k but in a c- neighborhood , I know that it's not favorable to buying b or a areas but I can't afford that so I had to buy where I could. I make a bout 45k take home ( work 2 jobs overnight) As my mortgage sits it's half of my pay for a month but I have no other debt I'm single 25 year old with a dream I will achieve. i don't have full scope of a plan but somewhat.

Hello BP needing some advice. Currently I am pre approved conventionally but cant find any small multi family in my price range. There are some a bit more that I am approved for but I'm wanting to stay under 200k if possible.i even been looking in low income areas in fort worth but no luck really. All I'm able to find are deals outside fort worth like Ennis ,waco , witchita falls ,ECT. I'm looking for a mortgage payment I know I can handle myself in worst case scenario.
