Software Engineer Focused on STR/LTR Record-Keeping & REPS - hello from a new member!
Forum Categories All Developer 路 Austin, TX 路 Member since 2026 路 2 posts 路 3 votes Member since 2025 路 91 posts 路 50 votes 24m Hi Hubert, hello from another (ex) software engineer. As far as I know, you need 750 hours of work a year and it's very difficult to prove that if you have a full time job. REPS also mandates that you don't have another full time job. Of course, don't trust me, verify from a CPA. Keeping track of things is actually the easy part.

First multifamily in Western CT—worth moving forward or better to wait?
Contractor · CT · Member since 2019 · 16 posts · 7 votes My wife and I are looking at our first multifamily investment in Western Connecticut and would appreciate some experienced investors’ opinions. Here are the numbers: ● Purchase price: $400,000 for three units. ● Layout: Each apartment is a 2-bed, 1-bath with a balcony. ● Projected rent after renovation: $1,900–$2,000 per unit, or $5,700–$6,000/month total. ● Renovation budget: $30,000, including a new roof.

Where is apartment supply really being built? NYC's housing balancing act and the tax
Supply, policy and carrying costs are all shifting at once, and the picture looks very different on a national map than it does inside New York's five boroughs. The Apartment Pipeline Is More Concentrated Than Metro Data Suggests Apartment construction may look broadly distributed on a metro map, but zoom in and a relatively small group of cities is doing much of the heavy lifting.
Buying from my boyfriend on a 1031 exchange and then selling it back to him later?

What’s Your Backup Plan If Your Flip Doesn’t Sell as Fast as Expected?
NY · Member since 2026 · 198 posts · 73 votes A lot of investors run the numbers based on everything going according to plan. But what happens if the property sits on the market longer than expected? Before getting into a flip, I think it’s important to know your backup strategy. Maybe that means adjusting the price, refinancing, renting temporarily, or simply having enough capital available to handle additional holding costs. The financing side matters too.

Where Are the Multifamily Opportunities in 2026?
Where Are the Multifamily Opportunities in 2026? For multifamily investors, 2026 is less about finding the next “hot market” and more about finding the right deal in the right market. Higher interest rates, uneven rent growth, and new apartment supply have created more challenges in some markets. But they have also created opportunities for investors who know how to look beyond the headlines.

WSJ multifamily article September 21 2026
Apartment Landlords Have a $2 Trillion Debt Problem That Is Only Getting Worse Property investors borrowed record sums at historically low rates. As the bill comes due and interest rates rise, ‘the chickens are coming home to roost.’ Few investors are feeling more pain from rising interest rates than America’s apartment landlords. rising interest rates than America’s apartment landlords. These property owners face a bill of more than $1.8 trillion in debt over the next decade.

How much should you have reserved for your next flip
NY · Member since 2026 · 152 posts · 54 votes A lot of investors focus on the purchase price, rehab budget, and projected profit, but what about the money set aside for the unexpected? Repairs come in higher than expected. Contractors run behind. Permits take longer. The property may sit on the market longer than planned. Having additional liquidity available can keep one unexpected expense from putting the entire project in a bad position.

Self Storage- Deal 23 $1.zmm, $1.umm, $900k final offer?
Forum Categories All Developer · Member since 2020 · 4k+ posts · 4k+ votes Accountant · San Francisco, CA · Member since 2026 · 21 posts · 7 votes 33m Hi Henry, treating 200k in gross revenue as earnings misses how self-storage is valued. Valuation relies on net operating income and expense ratios, not top line receipts. Writing off an on-site residence also requires meeting specific tax rules rather than treating household bills as business expenses.
The Real Cost of a Fix & Flip – What Do You Include in Your Analysis?
Forum Categories All Real Estate Broker · Member since 2025 · 8 posts · 1 vote Accountant · San Francisco, CA · Member since 2026 · 19 posts · 6 votes 18m Hi Charles, yes, agree. Holding time is the most underestimated cost. A delay compounds three expenses at once: ongoing debt service, fixed holding bills, and trapped capital. When timelines slip, carrying costs consume profit margins long before market shifts occur.
What Happens to Rentals in More Than One State When an Owner Dies?
Owning rentals in more than one state can be a great way to grow a portfolio, but it can also make estate planning more complicated. In my work as a Maryland attorney, I have seen how easy it is for someone to build across state lines while their estate plan still treats everything like it is in one place. The problem is that real estate is generally handled under the laws of the state where the property is located.
Interest Rates & Real Estate
I think investors spend way too much time asking: “Where are interest rates going?” And not enough time asking: “Does this deal work at today's rate?” Obviously, financing costs matter. But I believe waiting for the “perfect” interest rate can sometimes cause investors to miss opportunities. On the other hand, I'm also not a fan of forcing a deal just because you found a property you love. Real estate isn't a dating app. LOL You don't have to swipe right on every property.
SB9 Rental Maxing in California
Forum Categories All Member since 2026 · 1 post I have an opportunity to purchase a single-family house from my mother for a fantastic deal. I'm interested in splitting the lot (ok under SB9) and building 2 units on each lot for a total of 4 units. I'm planning on living in one of the units, and I'm estimating earning $2,000 - $4,000 in rent per unit that can cover the mortgage & other expenses and some positive cash flow per month.
The price-per-foot line where market time triples: has anyone mapped it in their own
Forum Categories All I pulled every active listing within a half mile of a subject property this week. Eleven of them. Everything priced at or below $187/SF had a median 43 days on market. Everything above it: 162 days. Same neighborhood, same week, same product. That break seems to exist in most metros and only the location of the line changes. It has not mattered much for four years because appreciation covered a miss.

Forum Categories All Real Estate Broker · Frankfort, KY · Member since 2019 · 70 posts Deal A: You put more of your own cash into the project. How Do You Underwrite with Ongoing State-wide Property Reassessments?
I'm working on buying my first property and I'm having difficulty forecasting whether or not different multi-family properties will be good cash-flowing properties or not. The State of Vermont (where I live) is known to be a rough market to invest and live in because property here is relatively expensive for the average Joe vs income; not to mention the various and creative ways Vermont finds the means to tax you. Property taxes are really high just on their own.
