Let's Talk Buyer Representation Agreements - Hawaii Real Estate Market & Trends
Buyer Representation Agreements….what’s new? We, as Realtors, are in a new day. The National Association of Realtors has passed what is the new way of doing business. Today, every Realtor has to have a signed agreement with their buyers before showing any property for sale. The seller has hired their agent because of the integrity and protections offered them by having representation.
Who Moved My Cheese?
Have you read Spencer Johnson’s iconic fable, “Who Moved My Cheese?” It’s a successful book because of its simple yet very profound message: change is inevitable and our response to it determines our fate. The fable is about four characters who live in a maze. They all love cheese, and one day, the cheese disappears. The characters in the story respond differently to the change they encounter. Two of the characters, Hem and Haw, cling to their past and fear the unknown.

Happy July! This is a special time for my family as it marks the start of our sixth year here on Maui. As I look back on the incredible five years we’ve had, I wanted to share what we’ve learned from our first 5 years on Maui. We moved here for the slower pace of life and appreciate all that it offers, including lots of quality family time with the kids. Island time is real, and once you learn to embrace it, you realize it’s a wonderful way to live.
Addressing Maui's Housing Shortage - Hawaii Real Estate Market & Trends
“You cannot be serious” encapsulates the sentiment of the majority of owners, business people, economists, employers and employees in Maui’s tourism industry. This in response to Mayor Bissen’s ill-researched, half-baked proposed bill on May 2 to eliminate short term usage of some 7000 apartments in Maui to address Maui’s housing crisis. The obvious solution to a housing shortage is to build more housing.

Hawaii Short-Term Vacation Rentals - New Legislation and What You Need to Know Before Investing
Hawaii is a paradise that draws millions of visitors each year with its pristine beaches, lush landscapes, and vibrant culture. The demand for short-term vacation rentals (STVRs) has surged, offering lucrative opportunities for investors. However, recent legislative changes at both the state and county levels have significantly impacted the STVR market. Understanding these regulations is crucial for anyone considering investing in Hawaii’s vacation rental market.
Why NOW is an Opportunity in Maui Real Estate
In May, Maui’s Mayor Bissen proposed controversial local legislation aimed to eliminate more than 7000 vacation rental condo units in West and South Maui. These targeted apartment zoned condos are referred to as and make up the Minatoya List. Maui’s fires last August exacerbated the immediate and urgent need for new housing stock. This proposal would see conversion of the Minatoya List condos to long term and residential use by January 1 2026. The truth is the end isn’t coming.
Short-Term Vacation Rentals in Hawaii Headlining Today’s News
Hawaii’s Governor Josh Green signed a bill on May 3, 2024, to give the counties in the state the discretion to crack down on vacation rentals. The focus is on short-term rentals outside of hotel zones, with the intention of freeing up housing for local residents. Maui’s wildfires that devastated Lahaina last August have been a strong impetus for this demand for action to address the housing shortage in Hawaii.

Sharing Aloha With Maui Visitors!
I have been walking my dog, Sweet Pea, every day since I got her, barring the first 3 weeks of this New Year. Like many, I got hit by the seasonal cold that knocked me off my feet and kicked my daily regimen of walking 2.5 miles to the curb. Having now thankfully regained my health, I’ve resumed my coveted daily exercise with Sweet Pea. One of the things I can absolutely guarantee happening on a daily basis when we take our walk is that Sweet Pea will stop foot traffic.

Maui Real Estate Market Report, December 2023
There’s no question that 2023 brought unusual times to Maui. As the year comes to a close, let’s take a look at how the real estate market has responded … The Big Picture, Nationally Based on numbers from the National Association of REALTORS®, home sales across the U.S. have reached their slowest pace since August 2010. Many would-be buyers have found themselves sitting on the sidelines, waiting for inventory to increase – and prices and mortgage rates to decrease.

A Barbie Pink Pond on Maui
Kealia Pond in Kihei saw a surge in visitors in November to witness a pink pond. Questions swirled….has someone put food coloring in the water? Has Barbie-mania spilled pink into the real world? As a matter of fact, there is no mischief here, unless you point to Mother Nature herself. Science confirms a beautiful natural phenomenon, an algae bloom, has turned its waters pink. Pointing to recent drought conditions, the pond has been cut off from the ocean for the last several years.
About LA'I LOA, Wailea Maui's Newest Construction - Hawaii Real Estate Market & Trends
The Wailea Hills Collection sales gallery opened early in 2020 at The Shops at Wailea. In March 2020, 5 units went under contract. Alas, subsequent global shutdowns and halt to travel coincided with its launch. As such, it wasn’t until June that we saw the momentum gain. By which time, sales were underway in earnest. In fact, in record time, all 75 units had effectively sold out by the following summer, in June 2021.

Dining Out in Maui
Most every day in Maui presents us with what I call “picnic weather”! As such, it is no wonder we enjoy dining in the open air. Whether it be at a fine restaurant or poolside at your vacation home, food and good weather just seem to go together. In fact, the dining room in Hawaii, in many instances, is the lanai. Experience Maui and its cultural diversity gastronomically. Maui does not disappoint. It has a strong culinary identity and acclaim.
We Swim, Cycle, Run, Paddle and Volunteer! We are Maui Strong!
There is no question we’ve all heard stories of unimaginable tragedy that presented in the wake of the Lahaina fires. Not to brush aside the great sense of grief but I’d like to bring some “phoenix out of the ashes” stories into light. Alongside the tragedies, there have been and there are also the enormous triumphs. A massive effort was seen on September 8th. Maui saw a kaleidoscope of color in the waters off Ukumehame.
Please, Come to Maui, With Aloha!
Please consider how you can support the Maui community; as the island rebuilds, businesses need to stay open to sustain our island family! We invite you to come visit Maui mindfully and with Aloha! Our Maui community took an astounding hit with the decimation of our historic and vibrant town of Lahaina. Its people, their pets, homes and livelihoods. The grief is beyond imagining. The loss immeasurable.
Maui in the Wake of Hurricane Dora
News is still unfolding as this is an ongoing situation. Fire trucks are passing my house as I type. We know we have lost our beloved Lahaina town. There are many members of our community who have lost their homes and businesses, their possessions and their pets. It is an enormous tragedy. We see a devastating and rising count of those who have lost their lives. This fire came quickly, with no warning and with great ferocity. Lahaina was Hawaii Kingdom’s capital in the 1900s.

Challenge Spells Opportunity With Pets in Hawaii
Search for “Pet Friendly” Property Moving with pets to Hawaii is a top concern. It is one of the most posed questions online when considering relocation to the islands. Ownership of residential property is your best bet as far as having your animals with you. But if you are looking at Maui condos, you need to know up front which will allow pets. Typically we see a limit of two, and, sometimes, with regards to dogs, there may be a weight restriction or a temperament rule.
Resilience and Demand in Maui Real Estate
If you look at real estate nationwide, prices may be seen to be decreasing. Maui, not to be conflated with other markets, is not trending with national averages. In the roller coaster world of real estate, the market here tends to dip last and bounce back first. As such, resilience and demand are two words that define our market. Resilience, yes, to be sure, with fewer homes selling, but, in a uniquely dynamic equation, moving at higher price points than we’ve previously seen.
