Bridge refinance in Indiana
Lender · Houston, TX · Member since 2026 · 34 posts · 9 votes 4m Hi Rob — I may be able to help with this. I arrange bridge financing for investors, and your timeline looks doable. A few details so I can run real numbers: 1. What kind of property is it, and is it rented or vacant right now? 2. Is the $76,429 the full payoff? And what's driving the October 28 deadline — a maturing loan? 3. How much do you want to borrow in total — just the payoff, or payoff plus cash out? 4.
Mixed use property in Maine
Hello, Looking for suggestions or an investor-friendly FHA broker for a $359,000 mixed-use primary residence under contract. The building footprint is 38% commercial / 62% residential. My personal income qualifies for the DTI on its own, I have the 3.5% down payment liquid, and the seller is providing a 3% closing cost credit ($10,770). I am looking for a wholesale outlet that can approve up to the HUD 49% commercial limit with no bank overlays.
Small MHPs, 1031 buyer, need to identify properties
Member since 2026 · 4 posts · 0 votes 1h Andriy, on a 1031 into a park in that price range, seller financing is great when you can get it, but having a bank or portfolio lender lined up as a backup helps you hit your 180 day deadline if a seller won't carry. Parks with city water and sewer and mostly tenant owned homes tend to finance well. Happy to share what lenders are doing on small parks if useful.
