I need a proof of funds letter, help!
Forum Categories All New to Real Estate · Long Beach, CA · Member since 2019 · 15 posts · 7 votes So I have a deal on the table but the agent wants a POF letter from me to attach to the written offer. I've done some searching but I was wondering what advice the community might have on the best way to proceed with obtaining one.
Step By Step, Brick By Brick
Hump day! Success aligns with those who wait for no one.. Success isn't manufactured. It's not created or built. It's aligned. It's the conscious choice to remain taking the next step. Even through the fears, the doubts and the disappointments. And there will be many.. That's part of life. There's no end state arrival, everything will always be rainbows, fairies and unicorns. There will be no "perfect" life without challenge.. Why? The moment we're no longer challenged, is the very moment we stop growing..
Worth the hassle of landlording SFH vs selling - South Tacoma
Hello all! Im wondering whether the South Tacoma rental market is worth the work to become a landlord vs selling and putting the gains in the market. Particularily, Im not hearing many success stories in the region and there seems to be a preferrence for selling (judging by the for sale signs ive been seeing recently). The house I have is 1800sqft, 3bd, 1.5 bth rambler on a 0.25 lot. Many upgrades were already performed to increase the valuation.

At what point does 'I'll just deal with it when it breaks' stop working?
Talked to another landlord recently who doesn't reserve for anything, just keeps cash on hand and handles repairs as they come up. Works fine for him, three properties, healthy cash position, never worried about it. Got me thinking about when that approach actually breaks down. For me it stopped working around property number two, when a water heater and an HVAC unit hit end of life the same month, on two different properties.
The Neighborhood Test Most New Investors Skip
A lot of new investors spend too much time studying the house and not enough time studying the neighborhood. That’s a mistake, because a rental property isn’t just a building, it’s a building in a market, and that market affects the rent, vacancy, tenant demand, management, and eventually, your exit. A nice house in the wrong location can still be a bad investment, and a plain house in a solid location can quietly do well for years. So before you buy, ask a few practical questions.
You Don’t Buy Cash Flow—You Build It
A lot of real estate investors spend most of their time looking for cash flow. They chase turnkey properties, so-called cash-flow markets, and spreadsheets that look great right up until the first real expense shows up. But cash flow isn’t just a number you find in a listing. It’s something you build over time. The property matters. The price, rent, and financing all matter. But once you own the place, another set of decisions starts shaping the return. How well did you screen the tenant?
Pending Home Sales Are Down Nationally—Who Cares?
It gets me: every time a national housing report drops—like NAR's latest Pending Home Sales showing a 5.4% month‑over‑month decline—the headlines start flying. "Sales are slowing." "Market cooling." "Demand weakening." I really don’t care! National housing data is interesting. Local housing data is actionable. The NAR report itself proves the point. National Trend: Down Pending home sales fell 5.4% month‑over‑month, 0.3% year‑over‑year. And All four major U.S. regions saw declines on a monthly basis.
The biggest federal housing bill just became law. Will anything actually change?
The 21st Century ROAD to Housing Act became law 7/11/26. It’s a big headline and a big package. Will/Can it actually help create more housing where people need it? The law is drafted to add more supply to the market by encouraging homebuilding, and, offering grants to communities that ease their zoning restrictions. It's supposed to streamlines reviews, expand small-dollar FHA mortgages, update manufactured housing regs, and put limits on large institutional buyers purchasing single-family homes.
Data Centers Are Coming to NEPA—What Investors Should Watch
Northeast PA is hearing a different development conversation--not just warehouses or logistics. Now it's data centers. Amazon Web Services announced a major investment in Pennsylvania for AI and cloud infrastructure, with Luzerne County and Bucks County named as early locations. Separately, Hazle Township has been dealing with the large Project Hazelnut proposal near Humboldt North Industrial Park.
Meet The “Kelley Blue Book of Real Estate” -- Investors Should Pay Attention
For anyone who ever bought or sold a used car, Kelley Blue Book means one thing: “What’s it worth?” You may not agree with the number every time, but KBB has become part of pricing research. Now that same idea is moving into residential real estate. Cox Enterprises, the parent company behind Kelley Blue Book, has partnered with appraisal-tech company True Footage to launch Kelley Blue Book Homes.
NEPA Real Estate: ZIP Codes Tell the Real Story
People talk about “the housing market” like it’s one big thing, but it isn’t. Not nationally or statewide, and definitely not here in Northeastern Pennsylvania. For example, the market in East Stroudsburg isn’t the same as the market in Scranton. Tannersville isn’t Wilkes-Barre. A rural home with a few acres doesn’t move the same way as a clean little house under $250,000 near jobs, schools, hospitals, and shopping.
NEPA Homes Are Still Moving Faster Than the Headlines Suggest
National real estate headlines make it sound like most of the housing market is slowing down. More inventory, higher rates, and some buyers getting more room to breathe. In many places, that may be true.
Short term rental on primary residence?
My husband and I live on a 20-acre property about two hours northwest of Minneapolis in Minnesota’s lakes country (not directly on a lake, but surrounded by plenty of recreation). We built our forever home in 2019 and are just starting to explore real estate investing. We both have W-2 jobs, have young children, and are trying to be intentional about how we get started. Rather than jumping into a flip or BRRR right away, we're considering building a small short-term rental cabin on our property.
22-year-old looking to break into real estate development — what steps should I be ta
Updated 5 minutes ago on 06/24/2026. Most recent reply 8 Posts 3 Votes Hey BP community, I’m 22, based in NYC, and I’ve been seriously thinking about real estate development as a long-term path. I have some exposure to real estate concepts (wholesaling, deal analysis, market research) and I’m motivated, but I’m not sure what the most practical first moves are for someone at my stage.
Can we dispense with the AI posts and just connect?
I feel the social is gone out of social media. I used to be a fan of BP and I really loved answering posts from people asking legitimate questions. I recently posted a rant when I saw a post that was obviously generated by AI, but then every response to that very post also had the tell tale markers of AI. It was just Claude talking to itself. For years I connected with wonderful people on the platform who wanted to learn and do business.
Builders Are Gloomy — And Starter Homes Are Vanishing
Two housing stories caught my eye, and I think they connect: First, homebuilder confidence fell to 35 in June. Anything below 50 means more builders feel negative than positive about the market. Builder confidence has now been under 40 for 14 straight months, which is the longest slump since 2012. That matters because builders are not just guessing--they build when the math works. And right now, the math is tough. Mortgage rates are keeping buyers cautious. Building costs are still high.
WSJ Article: Real-Estate Giant Compass Under Antitrust Investigation in New York
I've been following the news about Compass and its acquisition of Anywhere Real Estate, and now the New York Attorney General is investigating whether the merger created antitrust issues. From what I understand, Compass went from around 40,000 agents to over 200,000 after acquiring Anywhere (Century 21, Coldwell Banker, Sotheby's, etc.), making it an even bigger force in the industry.

What’s Really Killing the Housing Market?
If you ask an economist why housing is ‘unaffordable’, you’ll hear, “We don’t have enough supply.” That’s not the only factor, but it is apparently true When you ask regular folks, the answer is very different. A Bright MLS survey of 3,200 consumers, states more than 55% said the real problem is that people simply do not make enough money. Another question's response is 50% said mortgage rates are too high. That tells me something important.

For years, the biggest obstacle facing 3D-printed housing wasn't the technology—it was the financing. Banks knew a printer could build a house. They were concerned about long-term durability, resale value, and, appraisal issues. Maybe even more importantly, could these loans could be packaged, insured, and sold to the secondary market? When Lennar partnered with ICON to build its 100-home 3D-printed community in Georgetown, Texas, traditional lenders stayed on the sidelines.

It’s the insurance bill. And frankly, I think a lot of people are missing it. Over the last few years, homeowners insurance premiums have climbed sharply all across the country. Not just in Florida or California either—it’s happening almost everywhere. Have you opened a recent insurance renewal notice lately? You probably already know exactly what I’m talking about.

Everybody’s talking about 6.75% mortgage rates right now. And look — I understand why. Rates matter. But I think a lot of newer investors, especially in places like Northeast Pennsylvania (NEPA), may be looking at national headlines without adjusting for local math. A duplex in Wilkes-Barre or Scranton is a very different conversation than a $900,000 property in a major coastal city. That changes things quite a bit.

I've been hearing that millions of baby boomer homes are about to hit the market. Over the next decade, I’m sure a lot of homes will change hands as older owners (like me) downsize, relocate, or pass properties on to heirs. But don't make the mistake of thinking this will suddenly “fix” housing affordability everywhere--it probably won’t. Some markets will absorb that inventory almost immediately because jobs, population growth, and inbound migration will remain strong.

We use land trusts. We also have an LLC. Each provides a different concept of protection. I use the word concept because until you get sued and win or lose everything is just an academic exercise up to that point. Always seek competent legal advice from a qualified attorney who specializes in the area of law you need help with. 1. Land trusts provide privacy. Use a seperate Land Trust for every property, each with different names. 2. Land Trusts avoid Probate. 3.

A lot of new investors spend months learning, analyzing, and finally find a deal… Then get stuck. Usually because: Not sure how to fund it Not sure if the numbers actually work No clear next step The deals don’t fall apart from lack of effort they fall apart from lack of structure. If you’ve found something recently and aren’t sure how to move forward, what part are you getting stuck on?

For a while there, home inspections almost disappeared. During the pandemic market, buyers were waiving them just to compete. That wasn’t a strategy—it was pressure. And it came with risk. That trend is fading. Buyers are asking for inspections again. That tells you something important: buyers have more room to negotiate, and they’re thinking more carefully before they commit. Deals are taking a little longer, but that’s not necessarily a bad thing.
