I started a Property Management Company....Now I want to hear from YOU, Investors.

If a repair is delayed, tell me what is holding it up and when I’ll hear from you again. Silence until the monthly report is what would worry me.
Don't just paint over it: 4 make-ready steps between tenants
Forum Categories All Property Manager · Orange County, CA · Member since 2025 · 95 posts · 27 votes Member since 2026 · 27 posts · 9 votes 40m This order has saved me a lot of headaches. I test everything that moves or runs water before any paint goes on. Run the dishwasher and laundry if there is any, flush toilets, check under sinks, test outlets, locks, and heaters. Finding a slow leak after painting means cutting into a finished wall.
Hoping to Help

Was the appointment confirmed, did they get access, and is the issue actually resolved? Since you’d be working with the owner’s existing vendors, I’d test the service with one of those vendors first.
First fixer upper closing this week
Forum Categories All Member since 2026 · 3 posts · 0 votes Hi all, I'm Brandon. My wife and I close on our first fixer upper this week and we'll be running the rehab ourselves. I spent the last several years as a software engineer, so I'm building an app to keep our budget, contractors, receipts and punch list from getting away from us. I'm here to learn from people who've done this before, and I'll share what we figure out along the way. Any advice you wish you'd had on your first rehab is welcome.

For a remote STR owner, I'd want "cleaning finished" and "ready for the next guest" treated as two separate checks.
What makes guests trust a direct booking website?
Forum Categories All Technology · Vancouver, Canada · Member since 2026 · 10 posts · 5 votes Property Manager · Melbourne, FL · Member since 2019 · 304 posts · 133 votes 45m Consistency helps too. If someone finds the property on Airbnb and then looks up the direct site, the bedroom count, photos, property name and contact information should agree. An old photo or a different cancellation explanation creates doubt fast.

Short Term stays into direct bookings
Forum Categories All Technology · Member since 2026 · 3 posts · 0 votes Technology · Member since 2026 · 3 posts · 0 votes 1h Property Manager · Melbourne, FL · Member since 2019 · 304 posts · 133 votes 35m The guide needs a fallback for the exact moment someone cannot get online. I would still leave the Wi-Fi name and password in print, plus a phone number for urgent help. For the direct-booking button, can a guest check live availability without creating an account?
Unsold Class B homes: worth running STRs?

STRs : habits of a performative host
Forum Categories All Technology · Miami, FL · Member since 2026 · 4 posts · 0 votes Property Manager · Melbourne, FL · Member since 2019 · 283 posts · 127 votes 33m I'd focus on three things: check the next 30 days for gaps, read guest questions for anything the listing isn't explaining, and compare the first five photos against the places you're actually competing with. A family booking a week and a contractor booking a month need different information.
Forum Categories All Technology · Miami, FL · Member since 2026 · 3 posts · 0 votes Property Manager · Melbourne, FL · Member since 2019 · 273 posts · 126 votes 39m I'd separate private-room demand from whole-home demand when asking around. Someone traveling with family for treatment may need a very different setup than a contractor on their own. Also check the actual drive at shift-change hours. 'Near the hospital' can mean very different things to a guest.
Is a grandfathered STR in a ban city worth the premium? (Plano example)
Forum Categories All Investor · CA · Member since 2026 · 1 post · 0 votes Real Estate Consultant · Melbourne, FL · Member since 2019 · 235 posts · 117 votes 26m Is the $66.8k based on the seller's actual bookings or a projection? I'd be curious how much business comes from repeat guests and the owner's own contacts. Also what comes with the sale besides the furniture: future reservations, photos, cleaner, that stuff.
Best bunkroom setup?
Forum Categories All GA · Member since 2023 · 18 posts · 5 votes I am working on the plans for the renovation of my mountain cabin. 3 story cabin with 4 bedrooms/4 bathrooms. All of the upper bedrooms will be king beds. For the basement I am planning on a bunkroom, as the bedroom down there is big enough to hold that, but it’s not really feasible to divide it into 2 bedrooms. So I can do 2 queens on the bottom and 2 twins on top. Or I can do 1 king on the bottom and 2 twins up.
Property owners don't just want activity. They want clarity
Forum Categories All Virtual Assistant · Member since 2026 · 65 posts · 16 votes Real Estate Consultant · Melbourne, FL · Member since 2019 · 174 posts · 97 votes 30m A useful owner update should help somebody make a decision. What changed, what's still open, what are we recommending and what does it need from the owner? From the cohosting side, I think it's easy to send a nice report that leaves all those questions unanswered.
Twin Cities landlords: How are you actually finding good contractors?
Forum Categories All Member since 2026 · 4 posts Hello! Future first-time landlord here, about to start shopping for multi-family rentals in the Twin Cities. Before I buy, I’m trying to learn from people who’ve already been through this. For those of you self-managing 1-5 units: how do you currently find contractors you trust (plumbers, electricians, HVAC, handymen, etc.)? Word of mouth, Yelp, Angi/Thumbtack, a local referral service, something else?
