Underwriting a 10–15% Location Discount (Train Tracks + Drainage Ditch) SA,TX

A freight train is something every showing hears. I'd have a local agent pull sold comps that actually back onto tracks before you settle on 10-15%. You make your money when you buy, so if the numbers only work with everything going right, push back.

78230 Probate / 11-Yr Vacant - Desktop MAO $158k-$178k - Am I Heavy on Vacancy Penalt
Forum Categories All San Antonio TX · Member since 2026 · 17 posts · 6 votes Lender · East Longmeadow, MA · Member since 2026 · 7 posts · 0 votes 23m Your offer range looks reasonable to me. On the financing side, a lot of lenders cap at 75% of ARV, which at $390K is about $292K. If your repairs come in at the $70K midpoint, a $170K purchase fits under that with room to spare. I'd push hard on the repair estimate after 11 years vacant, though. Plumbing and roofing are where the surprises hide.

Looking to link up with someone who has a dialer!!
Forum Categories All San Antonio TX · Member since 2026 · 6 posts · 3 votes Hello it's Micah a San Antonio flipper here once again. I'm writing this post to let anyone in the San Antonio or surrounding area know that I'm looking to partner up with someone to find some opportunities. Any wholesalers and or fix and flippers want to link up? I need access to a triple line dialer and I'm willing to put my leads up there to help me become more efficient and to find the next opportunity.
San Antonio investor looking to learn and connect
Forum Categories All San Antonio TX · Member since 2026 · 1 post · 0 votes I'm just now getting serious I'm looking for a deal before the end of this month. I'm solo and I'm actively calling and making offers on off market properties. I'd like to join a community like this to meet other professionals and learn the game/business. I did a few deals as a bird dog for other investors. I've only done one or two wholesale deals.
