One thing I’ve been seeing repeatedly in the projects I’m working through lately: some of the more interesting opportunities are not the obvious “great deal” listings.

New Investor Need Advice
Austin, TX · Member since 2026 · 2 posts · 0 votes I’m 24 and recently moved to Austin, TX on a TN visa, working full time as an engineer. I’m looking to purchase my first long term rental property and start building a portfolio, focusing mainly on Austin and the surrounding metro area. A little background on me, I have over $100K USD in savings, around a 790 credit score, and recently leased a car with a payment of about $375/month.

How to find experienced wholesalers?
Investor · Pacific Northwest · Member since 2026 · 442 posts · 244 votes 13m I’d stop trying to “find a wholesaler” and start underwriting the wholesaler like you would a deal. The strongest ones usually have a very boring paper trail: repeat closings, consistent title/closing relationships, a defined acquisition area, clean contracts, realistic comps, and buyers who have actually closed with them more than once. Ask for the last 3–5 assignments they closed and who handled title.

Lets talk Property Management
Lender · New York, NY · Member since 2026 · 10 posts · 6 votes I think every investor eventually asks this question: “Should I manage the property myself?” I've done the math in my head too. Why pay someone else when I can do it myself? Then you get a tenant calling at 2:00 AM because something is leaking... Suddenly that management fee doesn't look so bad. 😂 I believe self-management can make sense for some investors. Especially when you have a small portfolio and plenty of time.
Looking to Connect With Active Detroit Cash Buyers
Investor · Pacific Northwest · Member since 2026 · 429 posts · 237 votes 32m You’re thinking about it the right way, but I’d go one step further than building a “cash buyers list.” I’d build a buyer map based on actual behavior. Instead of only asking people what they say they want, track what they’re actually buying in Detroit: who bought → ZIP → asset type → price → condition → frequency → flip vs. hold → resale/rent outcome → how recently they’ve been active.
Austin Investors — Where Would You Buy Today for Cash Flow + Appreciation?
Investor · Pacific Northwest · Member since 2026 · 429 posts · 237 votes 31m I wouldn’t start with “Is Austin attractive yet?” I’d start with which specific properties are mispriced relative to their future utility. A market can be down 15–20% from peak and still be a bad buy. Conversely, one property can be excellent while the broader market is still soft.
Storage Caves: A Different Approach to Small-Bay Flex and Premium Storage
Interesting model. I wouldn’t really underwrite this as “storage” though — I’d look at it as small-bay industrial with an ownership/exit layer attached to it. That condo map is probably the most important piece of the whole structure. It gives you more than one way out: hold and lease, presell part of the project, sell individual units over time, or potentially retain the strongest portion of the income stream. That flexibility can be valuable in markets where conventional small-bay supply is tight.

I think I'm ready to buy my first property. Seasoned advice please
St. Louis, MO · Member since 2019 · 6 posts · 0 votes I think I’m finally ready to buy my first investment property. I’ve been working with a lender who is very familiar with working with real estate investors, and he also works with a few agents who regularly help other investors. I’m thinking it would make sense to reach out to one of those agents and have them help me start looking for properties in the areas I’m interested in investing.
Looking for Lender – Acquisition + Construction Loan | Dallas, TX Duplex
NY · Member since 2026 · 130 posts · 43 votes 28m You’ve already done a lot of the groundwork, which should help when approaching lenders. With roughly $555K between acquisition and construction before soft costs/contingency, I’d make sure you have the projected completed value, detailed construction budget, timeline, liquidity/reserves, and exit numbers ready because those are going to be important to whoever underwrites the project.

Direct Lender – New to BiggerPockets
Hi everyone! I’m Brent Conrad and the owner of CR Lending, a direct private/hard money lender. I’ve been in the lending business since 2005, primarily working with real estate investors on fix & flips, bridge loans, rental properties, commercial properties, and land. Our lending model is a little different from most lenders. We focus heavily on the property and the deal itself and try to make the process extremely fast and simple.
What actually happens after your offer/LOI is accepted?
I'm trying to understand the acquisition process beyond the numbers. Suppose you submit an LOI, the seller accepts your price and terms, and you move toward a purchase contract. What are the major things experienced investors are doing during that period?

Looking for a good agent in the VA Beach area
We're looking for a good agent who can help find a great short term vacation rental between $400k-$800k within the oceanfront area. We're specifically looking for single family with two garages that's at most 20 years old, within a half a mile-ish of the beach. I'd love to connect and get to know you and the area more. I moved from Bellingham, WA on the west coast and this beach is a great contender against what I've seen!

A market can recover before the owner does
I've been comparing visitor demand, STR operating performance, and sale-side pressure in the Smokies, and one thing keeps jumping out: A recovering market does not automatically mean a recovering investment. Great Smoky Mountains National Park visitation through July 2026 is about 4% ahead of the same period in 2025. That’s only a demand proxy—not the same thing as paid lodging nights—but directionally, people are still coming. At the same time, trailing STR economics remain softer.

Account with rentredi but apps are coming via Zillow
Investor · Pacific Northwest · Member since 2026 · 353 posts · 203 votes 18m Those apps are the problem. You’ve got two separate platforms trying to own pieces of the same landlord workflow, neither of them holding the full context, and now you’re stuck reconciling incomplete applications, duplicate screening, missing income docs, missing landlord history, and different applicant states. That isn’t a workflow. That’s fragmentation. Use Zillow for exposure if it brings leads. Fine.
The 4-Part Leak: Where Is Your Real Estate Business Actually Losing Deals?
Most agents think they have a "leads" problem. They don't they have a pipeline problem, and it's usually leaking at one specific stage, not everywhere at once. There are four stages every deal moves through: someone finds you, you figure out if they're serious, you stay in their face until they act, and if you're smart you stay in touch after closing too. Run through these honestly and see where your leak actually is. Stage 1 — Getting Found How does a new lead actually reach you right now?
Which strategy do you like more and why?
For my Buy & Hold properties and I have been buying using two different strategies and I'd like to know which strategy you like more and why.
If it ain't broke, don't fix it
Deferred maintenance can become expensive, if we kick the can down the road long enough.. Ever heard the phrase, "If it ain't broke, don't fix it." Sounds okay on the surface, right? Then we start to peel back the layers to learn.. Most things don't magically break down overnight... They started to deteriorate long before the repair/ replacement was actually needed. Squeaky bearings. Unresolved conflict. Temperatures shifting higher. Tenants feeling as if they're left in the dark.
California to Texas: Getting Started in Real Estate Investing
Hi everyone! My husband and I recently moved from California to Texas and are excited to get more involved in real estate investing. We’re especially interested in auctions, distressed properties, and fix-and-flip opportunities. We both work full-time in the architecture, engineering, and construction industry, so we’re hoping to apply our professional experience as we grow our real estate investments.
When you have 10–20 properties meeting your basic criteria, decide best investment?
I'm curious how experienced investors narrow down a list once the obvious filters are already satisfied. Suppose you have 10 properties in roughly the same price range. What ultimately determines your top 3? Cash flow? Cap rate? Location? Property taxes? HOA? School district? Appreciation potential? Maintenance risk? Something else? And do you actually have a repeatable process for comparing those tradeoffs, or does experience/gut feel take over at that point?

The reviews have been quite good... so it's not that. I'm considering selling because I'm not covering my mortgage with the rentals anymore. I've even considered hiring management in case they can help get the numbers up.
