Renters’ Rights Bill – lettings agents' advice on what it means

If it passes through Parliament, this could become a significant law that is going to impact the lives of many people who rent their homes. What does the Renters’ Rights Bill mean for me if it becomes law?
Average UK house price increased by 1.1% annually in April
The figures were released as data from the ONS showed that Consumer Prices Index (CPI) inflation slowed to 2% in May, down from 2.3% in April. Experts predict that, despite inflation returning to target, the Bank of England is still likely to hold fire on any interest rate cuts – which could help to ease mortgage rates – until after the General Election on July 4. The Bank’s next interest rate decision is on Thursday.

PropTech Today - Will Artificial Intelligence take my job?
As the landscape of the property industry changes, as it has done in line with all new technologies over the decades, there are continued concerns raised about how much AI and the use of technology will impact the industry and in turn potentially replace people’s jobs. It is in some cases a relevant concern – a good example that highlights the dangers of this would be the rapid transfer from paper format and one computer per office through to the introduction of email and websites and portals.
PropTech Today - An industry that understands the need for NEW - is the pace of technological development accelerating?
If we turn the clock back only twenty years, the concept of managing our lives from a handheld device was within the realms of science fiction only. Yet only five years onward from that point, smartphones hit the market and the world quickly evolved. It was a defining moment and one which was a catalyst for incredible innovation, with the property industry exploring new ideas from the very start to enhance customer experiences, gather greater user insight and provide innovative services.
‘Worrying mismatch’ as 13 new prospective tenants register per available home
It said an average of nine rental properties were available per member branch in June 2023. The number of new prospective tenants registered per member branch remained strong in June, with 118 prospective tenants registering on average, which was 27% higher than June 2022. Around six in 10 (62%) agents reported rents increasing month-on-month on average at their branch in June, Propertymark said.
PropTech Today - Building a fairer future through technology
As a property market expert, I have been closely monitoring the challenges faced by the housing market, particularly the issue of affordability. The rising cost of housing, both for renters and buyers is making it increasingly difficult for people to secure a safe and comfortable place to call home. The affordability crisis in the housing market is not just a problem for individual families and communities; it threatens the sustainability of the entire housing industry.

In this piece, Nathan Emerson, CEO of Propertymark, discusses how the trade body is working to ensure member agents get the best of new solutions entering the marketplace. It doesn’t work! It’s not fit for purpose! We pay for it and don’t bother using it! It crosses over with other solutions! Not another Dashboard…. PropTech Today: The barriers of non-communicating PropTech
Not all solutions integrate with one another, and many are based on individual platforms and logins and provide duplicated services to other solutions. Within the expanding digital environment there are still elements that are carried out on a manual basis by many estate and letting agencies. This is proving to cause issues through sales progression and chain situations and makes cross-platform utilisation of PropTech for marketing and development a harder feat to overcome.

Propertymark’s 2022 property forecast
2021 will be remembered by agents for the overwhelming demand seen from buyers. The average number of buyers registered per branch over a 12-month period stood at 447 for 2021, the highest since 2004. Interestingly, in June 2021 it was revealed that UK house prices had increased at the fastest rate since 2004. However, things felt more comfortable for agents in 2004 as the average branch had 52 properties for sale and was meeting the demand. Whereas in Oct 2021 this figure reached just 21.
PropTech Today: has PropTech reached its limits?
As we all know, the sector is constantly evolving and as we start to get to grips with the changes, another change is on the way. Whether that be the expectations of customers when buying and renting property, or the continuous adaptation and introduction of new legislation – there’s always something else around the corner.
PropTech Today: agents should no longer ignore PropTech's merits
Apart from a buoyant market, high transaction levels, and consumer confidence in the property market, one considerable additional benefit which has come out of the COVID-19 era surrounds the rise of PropTech. As we have all had to adapt to working in unusual conditions, many of the day-to-day physical functions within a standard property process, whether buying or selling, can now be undertaken using technology.
Propertymark: your voice matters, make sure it’s heard

Shaping the sector and creating a community
In 2018, I watched as the then housing minister stood on stage at a Propertymark conference and said that the industry did not want to be regulated. To which, the conference moderator, asked the audience ‘Which agents in the room support regulation?’ Over 500 hands shot up in seconds – there was overwhelming support in the room, but also, as we learnt later, across the membership to regulate the sector.
