When you use a property manager you have a couple options. The most common are full service companies vs lease only. Lease only companies will handle the advertising of the property, tenant screening, and getting the tenants on a signed lease. They usually charge a large portion of one month's rent if not the full amount. After this, they hand the property back to the owner and the owner handles all the day to day.
Can I house Hack as a College Student?
Hello People of BP, I'm currently a college student and am planning within the next two years, to buy and house hack to reduce my monthly living expenses even if its only by a few hundred dollars. I've done some studying and research for my area, but am unsure if I would be able to qualify for a FHA loan to fund my property. I would only have the income of a part timer and I also would have accumulated at least 30 k in student loans.

BiggerProblems: Podcast Interviewing Scammers and Liars - Brian Luebben
Did BiggerPockets not do their research on this guy? Known course grifter. He made his early money on Bitcoin and was not successful at Cintas. He buys social media engagement to push his products. Source: got a buddy that knew him personally in college. He's taking advantage of people and BP should be very careful about associating with him and people like him, particularly for a podcast that so often denounces all the "course sellers and guru wannabes." Not a good luck.

Just got my first house hack!
@Danielle, awesome to hear you got your house hack property. It sucks that people in your circle don't understand or can appreciate what a life-changing decision you made by buying an income producing property! So for DIY, I used to be a construction engineer(managed contractors), my wife and I also renovated our own house hack with LVP, repainting tiles, walls etc... I have two pieces of advice for you. One is practical and second is mental.

DEAR NOAH: Is it a terrible idea to buy a condo/townhome as a primary?
It isn't a terrible idea to buy a Condo or Townhome as your primary, but there ARE pitfalls to watch out for. First, look into the financial health of the Association. I have personally never owned a condo that DIDN'T have a special assessment - which happens when there is a repair needed but not enough money to pay for it. Let's say it's a roof, and the roof has been on for 20 years and now needs replaced.
