Anyone interested in a Columbus Ohio networking event?

Hopefully you like it so far. I would recommend areas like Hilltop, Linden, Eastmoor/ Whitehall, and Franklinton. These are areas where you can cash flow in Columbus because the rent-to-price ratio is favorable. Out of these areas, Franklinton and Linden are seeing some of the most development.
‘We pretend to teach, they pretend to learn’: the reality of lecturing Chinese students
Shanghaiing, the practice of drugging and kidnapping men on the US West Coast for service on ships bound for China, was made a federal offence in 1915, but every summer the university where I teach draws reverse inspiration from it when the Dean flies to China to round up students.
How to find cash flow positive properties?
Hey Anuja! My advice here would be a small mindset shift and switch to thinking in terms “how can I make a property cashflow…” vs. “how can I find?” Given all the conditions you mentioned, the likelihood of any property just sitting there ready to cashflow positive can be challenging at best. That being said - making a property cashflow positive can most definitely happen! Improving floor plan, maximizing zoning, adding units, upgrading finishes, etc. all are solid ways to achieve this.

I currently live in New Jersey and decided an out of state investment would be more affordable. I purchased a property in Baltimore which needed a total rehab. After a year of renovating the property and having a hard time with the contractor, we finally were able to complete the project and hired a real estate agent to sell the property. The house has been on the market for over 7 months without a single offer. Did I hear the wrong agent? Was it a bad deal? Should I just rent it and refinance ?

Is Cleveland OH still a good place to BRRR?
@Account Closed If you can do a value-add deal locally, I would do that. The tough thing, I would assume, is finding a BRRRR deal that's viable in California. Broadly speaking in Cleveland, you are going to be way more likely to find a deal with better BRRRR numbers than in California. Not to mention the price of entry is substantially lower. Looking to Connect with Investors in Cleveland
I'm spending more time studying the Cleveland market and would love to connect with investors who are actively buying in the area. Curious to hear what strategies people are focusing on right now flips, rentals, BRRRR, etc. Also interested in learning which neighborhoods investors are seeing the most opportunity in. Always open to connecting and exchanging insights with other investors working in the Cleveland market.
Columbus Ohio property management ( the good and the bad)
Hello BP , im in the process of closing on another 4unit multi family , this time in Columbus Ohio. I wanted to see if there were any recommendations on good management companies, and ones to avoid. Did a bit of research on my own and came across R&L property management.
$100k to start investing into real estate, in California. Stay, or go out of state?
@Harry Dhaliwal I guess my first question is: Do you think the $100k is going to get you anywhere close to $5,000/ month in cash flow? A really good return on a $100,000 SFH is probably $300-400/month after Principle, interest, taxes, insurance and say a $100 maintenance reserve.. That house is going to cost you about $25,000 to leverage into. So you will likely get 4 houses (if lucky) out of your $100,000 if buying $100,000 homes. That's $1,200 - $1,600/ month in income.
How to start marketing for seller financed properties
Hi guys, I am looking to get started in real estate investing and I am very intrigued with seller financing. I am wondering if you can provide me with some information on how to find seller financing opportunities. Everything I have researched, listened to, and watched has taught me how to scale into getting bigger but, not how to get started. All of the information I have learned is tailored to big businesses with a lot of capital and resources to purchase many properties at once.

New to wholesaling and need help connecting to cash buyers!
I just recently started a RE Wholesaling business here in Gainesville, Fl. So far I have been able to connect with only a few local cash investors using Facebook and google searching. I was wondering what other online resources are available to me to get my business out there to the right people in the area?
Getting started in Cold calling
Hello, Im 24 y/o and I just bought my first house and I am looking to try acquiring properties through cold calling. I am a full time car salesman and have been in sales for a few years now. I am simply just trying to find the best way to get started in cold calling. Reason for me choosing cold calling is because of my field, also I have a amazing agent that got me my current house ( so i'm still combing the MLS ).

Off Market Deals
Hi Malcomb! Thanks for your response. I am planning on investing in towns north of Fayetteville (Bella Vista, Centerton, Pea Ridge). I don't plan on using ARVs. I have hit up some agents, but they all just sign me up for their OneHome (or other MLS notifications) and I don't feel like I'm getting anywhere with those. I check them consistently, but not much changes and I feel like there must be some other way that people are buying and selling. Am I unreasonable to think this?
Hi fellow investors. I'm interested in Columbus, Ohio (Franklin county)/multi-family/mid-term rental as a strategy. I'm doing my due diligence by looking at current data like population growth, significant companies with their HQ located there, etc., and taking virtual neighborhood walks via Google maps. Depending on my findings, I plan on visiting the area before investing. Still, there's nothing like the feedback from locals or investors within that area. How are your investments doing?
Seeking Guidance: Best Neighborhood for Long-Term Appreciation in Columbus, Ohio
Hi BiggerPockets Community, I'm in the process of purchasing my first rental property in Columbus, Ohio, and I could use some guidance on choosing the best neighborhood for long-term appreciation. While I'm not yet familiar with the neighborhoods in Columbus, I'm specifically looking for a small multi-family rental property that will offer long-term appreciation potential. I'm not desperate for immediate cash flow, but I also don't want to invest in anything with negative cash flow.

Hi everyone! My name is Justina, and I am from Cleveland, Ohio. I am very eager and excited to begin my real estate journey. I am interested in pursuing the BRRRR method, but I am hesitant to take this on due to the "Rehab" portion of the strategy. I am looking to see if anyone has any suggestions on how to get an accurate number on rehab costs. And if anyone has data on what different rehab costs run for in the Cleveland area that would be greatly appreciated! :)
Looking for Cash Flowing Rentals for Under $200k
@Richard Wilkinson Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in. If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. If you buy/renovate a Class A property in Class D area, what quality of tenant will you get? Similarly, if you put all Class D tenants in a Class A 4-plex, what do you think will happen?
Good C Class Neighborhoods to invest in in Cleveland, OH
Quote from @Owen Maiden: Hello, I am looking for C class neighborhoods to invest in. I want to stay in Cleveland. I am looking for neighborhoods with positive appreciation and cash flow. I plan to invest into smaller multi-family 2-5 unit turnkey properties.
Who rents out a 5 bedroom home?
Hey BP, I'm looking to buying a 5bd single family home and renting out the rooms while I live there the first year. Assuming I want to stop househacking and rent it to a single family after that, I'm curious as to what kind of tenant this would attract. I'm thinking of families who may convert a room to an office/gym or use one as a guest room. But if they can afford to pay $3-4k in rent, wouldn't they be better off just buying a house (in a more normal market than this one)?
How to BRRRR in Ohio in 2024
Today's Question: Big picture, what actions can I take to increase my chances of success on my first Cleveland or Columbus BRRRR? Take that wherever you want to :) Why: I am fortunate that my job has given me far more than most of my closest friends and family, and I want to provide others with opportunities and support where it's most needed. Unfortunately my work is not scalable and does not allow me to extend such opportunities.
Off-market properties in Ohio
Hi all, I'm looking for off-market properties in Ohio. Specifically in Akron, Geneva, What do you recommend is the right way. Been only working on MLS so far. But the rate and prices are too high. I'm looking for a local expert. I've talked to a few agents off of zillow but they tried to sell to me, instead of being on the buyer side. Any advice is greatly appreciated.
