How to buy a list of recent evictions?
I'm looking to buy a list of owners who've recently had to evict a tenant so that I can market to motivated sellers. My thinking is, anyone who's just had to evict someone is probably questioning whether they should keep their property. So, does anyone know where I could buy a list of recent evictions, maybe based on ZIP code, so that I could market to the property owners?
A small property management company has questions!

I need your help I own a small property management company in St Louis mo.
I've been actively purchasing buy and holds for 5 years before I stumbled on BP a couple months ago. I went dark for the last couple months while I listened to all the podcast. I've learned SOOOO much through the forums and podcasts but still have one burning question. It seems that most investors have the goal of many doors with $100-$200 a door. I recently purchased a triplex for $650K, did a higher end rehab and am clearing $800 a door and about 10% CoC.
3 multi family property deal
I'm a first time RE investor, looking for my first deal. While looking into one multi family property, the seller said all three of his properties were for sale for $225,000 (17 units). These properties are on the cusp of a sketchy neighborhood and fast moving development which could drive rent/property values up. From doing calculations, these properties cash flow about $2300 a month with room for quite a bump up in rents and I believe I can lower the expenses substantially as well.
Any must-read book suggestions?
I'm looking to get into real estate investments, mostly flips and wholesales to start with and work into buy and holds into the future. Does anyone have any recommendations on books that are a must-read for a real estate investor? I know there's a bunch of motivational type of books, I'm actually about to start reading The Miracle Morning. I'm looking more towards the real estate side of things. I feel like this post would help a lot of other beginners other than myself as well!
Do potential tenants balk at screening costs?
I'm preparing to show an apartment to several potential tenants tonight and I'd like to run credit/background checks on anyone who applies. From the services I've explored, it seems your average suite of reports comes in around $35 per adult ($70 per couple). Do tenants ever have a WTF moment when they begin the application process and encounter these fees? Obviously I have to run the reports, so it's non-negotiable, but curious what feedback you've encountered.
Approved but then she backed out on me....How to get her back?
I approved my applicant that has a dog. Her credit was awesome. All prior landlords spoke highly of her. Her employer's HR dept verified everything I needed. I was getting pumped up about leasing my first property! Then... she asked to see a copy of the lease. I e-mailed her a copy. Here's the thing, I got my lease from a friend that has been doing this a REALLY long time and manages 170 + properties. The lease was written by his attorney.
Marketing to a particular group/nationality
@Ryan Dossey It never hurts to accommodate your customer. As expected here, we operate in both English and French, but we have also made arrangements with the individuals in two ethnic communities and the local multicultural association to assist us with serving our international student clientele - most of whom speak Arabic, Mandarin, Portuguese, or Spanish.
Financing my First Apartment? How?
Hey All, Maybe I'm getting a little ahead of myself but a 12 unit apartment building went on for sale ($1,375,000) right down the street from me and I'm super interested.
