Do I move on from tenant?
I have a 2 year tenant on a property I'm managing who has been behind multiple months on several occasions. Ive been patient with them and allowed them to get caught back up best as possible. It's been an ongoing issue with late payments for about a year now but they are almost caught up and lease ends 5/31/25.
What documents would you recommend needing for a house hack?
What's crackin' BP peeps :) I am looking to HH my 3 bed, 2.5 bath TH. It is fully furnished. I finally have a lease to use. What other documents would you recommend me having? Should I have an inventory list of everything in the house? Would the tenants need to sign the common and the bedroom inventory list they are leasing? I know I need house rules that they will need to sign. My question is, how strict/detailed do I want to get? I want to be clear, but I also don't want to sound like a warden.
Tenant gave shorter notice they will vacate.
I have a California rental. In their contract, the tenants have 45 days to give notice, which they have signed for the past 4 years, with annual renewals and increases. They are all caught up in rent, but just gave a 30 day notice they are vacating. Are there any repercussions for them?
Buying our first multifamily that is currently leased below market
We are in the process of buying our first investment property, it is a 3 unit, and all the tenants just signed a new lease prior to us (hopefully) closing on the property. However all 3 of the units are being rented below market and should definitely be increased. What is the lease transfer process? Am I as the new landlord stuck with their current lease? Can I update it to add additional language to further protect my self? And most importantly can I increase their rent?
Big Time Analysis Paralysis
Hey everyone, I’m new to the community and just getting started with real estate investing. I'm looking to focus on flipping and the BRRRR strategy, but I'm doing this remotely and out of state, which adds an extra layer of pressure. I'm nervous about picking the wrong market to start in; especially since I'm relying heavily on data, virtual tours, and local connections I'm still trying to build.
Managing Repairs @ Rental Property
My rental property is managed by property manager. I am considering taking over the management of the property. Inevitably, there will need to be repairs done to the property. Any recommendations on how I can go about finding someone who can respond to any service calls that are made? Is there a group that specifically services rental properties?
Over-improved a house I thought I was going to live in long term
Long story short, I thought I was going to live in Grand Rapids long term so I bought a house for $450k and after some surprises and some impulsiveness I ended up spending $370k on renovations. Due to work and personal circumstances, I would like to leave and move to Chicago within the year.

Cancer Cure Here All Along?
In a Congressional Committee Hearing in 1996, Sgt.
