Whats up guys, i've always thought about investing in another state. Currently have no investments but looking to change that as soon as i can. Question i have is do you think its a solid move to invest in another state where you dont live but have a friend there that does? Its in a state where alot of people vacation and are moving to. I was thinking about a condo in a hotel beachfront or even possibly a single family home.

Theres a duplex for sale in my area that is fully occupied. Tenants have been there for awhile, pay on time and maintain the lawn. They pay gas and electric while the current landlord pays water/sewer. After taxes, water/sewer, and insurance, it comes in at a 7% cap rate at the listing price.

Whats up everyone, im on the fence about breaking into the business by house hacking with a duplex or also getting into wholesaling. From your experience, where do you thin the best place to start is? Wholesaling comes with alot of legwork but also quick turn around for the "bigger pocket" compared to house hacking where you play more of the long game. Any advice would help. Thanks
