I manage a private, Cleveland-based real estate fund focused on buy-and-hold, value-add residential multifamily properties. The fund is structured as an LP and directly owns the underlying real estate. One of my investors is in the process of selling a property and would like to invest the sale proceeds into the fund while preserving 1031 exchange treatment. My initial assumption is that a direct investment into the LP would not qualify as like-kind property for 1031 purposes.
