Arts and Culture
Two Art in Place roundtables, hosted by the Arts Council of Greater Baton Rouge and ULI Louisiana in July 2025, set out to reimagine culture as infrastructure—not just a source of murals or festivals, but a cornerstone of downtown’s growth. As creative placemaking has proliferated in the real estate industry, questions regarding its costs and benefits have often surfaced: What is the cost and what is the business case? Does it enhance the value of real estate? And what value is delivered?

Over the past 18 months, ULI Toronto and partners forged an understanding of the trends, pressures, and challenges experienced by Toronto’s Black population to shine a light on how history is shaping the present. The team documented Black displacement and Black settlement patterns in the Toronto area, focusing on the Mount Dennis neighborhood, which has faced disinvestment. ULI Northwest Outlines Pathways for Community Healing and Well-being
Sites in Portland, Oregon, and Seattle, Washington, are home to a painful and complicated history that many neighborhoods in rapidly growing regions are familiar with. To combat the region’s history of racially biased land use and transportation decisions, ULI Northwest joined forces with local leaders to reimagine two sites: one in Tukwila, near Seattle, and the other on the edge of Portland, Oregon.

ULI St. Louis Addresses the City’s Home Repair Crisis
In St. Louis, a pressing home repair crisis is disproportionately affecting Black homeowners who struggle to afford the upkeep of their homes. This issue is deeply rooted in a legacy of racial injustice, including redlining and restrictive covenants. To find solutions, ULI St. Louis collaborated with local organizations to develop strategies aimed at establishing a Home Repair Network (HRN), which will create a new centralized umbrella organization to address the city’s home repair dilemma.
Homelessness Is a Housing Issue
Why ULI members are uniquely positioned to be part of the solution. The housing crisis in the United States has been worsened by the pandemic, persistent inflation, and the cost and availability of housing. At the same time, the number of individuals experiencing homelessness increased more than 3 percent nationally, with Los Angeles—which has one of the nation’s most constrained housing markets—at the epicenter of the crisis.
