It came out during the inspection that there was a sewer line blockage and the tenants confirmed there had been “back ups”. When viewing the property I could visibly see there is mold underneath the linoleum all over the bathroom floor. Some parts black near the toilet.

Hi All, i'm new to the biggerpockets forums but i have been listening to the Podcasts for a while now. I'm new to Real Estate Investing and to the SWFL market as well. I have been able to find some deals but struggle with finding contractors to fix the properties. Does anyone have any recommendations on how to source contractors? And any other ways to source deals outside of Wholesalers? Daaman

Curious how other property managers here handle reporting — specifically things like per-unit expense tracking, or seeing rent income broken out by month in a way that's actually usable for owner statements. Do you rely on what your PM software (Buildium, AppFolio, etc.) gives you natively, or do you end up rebuilding reports yourself in Excel? Trying to understand how big a gap this actually is for people, or whether it's a non-issue.
