Agents may be great to have in the area but I don't think they will be your "best" asset if you want to do flips. If you do want to use a licensed agent, then make sure he/she is extremely investor savvy. The way this market is right now, shopping around with an agent is NOT the way to go and the MLS is NOT the place to find properties that will fit a"smart" flipping criteria. Your best bet is to talk to wholesalers who are actively marketing here or get on the Volusia County auctions.

@Brian Garrett the reason that I said that YOU probably wouldn’t make much money on the deal is because if you partner with someone who is really good at real estate then they don’t need YOUR money. They will probably already have many streams of money to work with themselves that they pay between 5% and 16% on such as hard money lenders, private money lenders, business lines of credit, etc. so if they are really professionals they probably don’t need your money.
