You can refi. So go deeper and ask why sell a property? 1. Is one underperforming? - A refi will never make a marginal performer perform better 2. Looming cap ex 3. opportunity to buy better cash flow without sacrificing equity 4. desire to change geographies or classes of real estate 5.

We currently own 4 homes. 3 single family homes and our primary , which is a rehab. We break even or couple hundred cash flow per rental. We know it is better to purchase multi complexes. Looking into San Antonio area or smaller outlying communities. Each property has about 200K equity. What is the next step or approach. 1031? Seeking advice to grow the portfolio larger but with positive cash flow.

1031 Exchange into Tenants in Common

I'm interested in doing a 1031 exchange out of a couple SFRs and plan to use 100% of the proceeds to purchase a 50% TIC interest in a larger commercial deal that will have a mortgage. The SFRs are free & clear. My question is regarding whether the debt on the replacement property will cause a portion of the 1031 exchange to be taxable.
