New Real Estate Investor
Hi all, First and foremost, I'd like to introduce myself to this forum as I've been a BP podcast listener for some time, but just now decided to join with an interest in being an active member of the community. I've just moved back to US from abroad and made a transition into working in real estate; I'm in asset management at a prominent owner/operator with a significant California portfolio (mostly multifamily but also has commercial).

Commercial Tips to help a new Real Estate Agent
My name is Devin Morgan and I'm a brand new Realtor in Jacksonville, NC. I've been in the business for about a year now, but I just recently separated from the Marine Corps a few months ago. I've had success as a Realtor so far but my major goal is to get into commercial and help investors with their goals but I don't know the first thing about how to communicate with them, nor how to even get started in that community.

Hi everyone! Real estate investor & tech builder based in Los Angeles. Bought my first property in 2020 and have been growing a portfolio across LA ever since. I've been in tech since college — I've spent my career building products and games, with a few successful exits along the way. In the last few years, my wife and I got into flipping together (in LA) and it's become the thing we're most excited about outside of raising our family.

Hello BP community, My name is Alex, and I'm happy to be here! It's a pleasure to be with all of you who are taking massive action. I am relatively new to real estate investing. I have 1/2 duplex in Arlington, Texas, which I acquired while working in the media/tech industry in Los Angeles. In 2014, another great job offer in the media industry helped convince me to relocate to Manhattan NY, but I have quickly grown tired of contributing to someone else's "baby".

Getting started but not gaining any traction
Let's break this down a bit.... 4 months of submitting offers. What does that mean? How many offers are you submitting per month or how many offers have you submitted in total? Are you getting any feedback from Sellers at all (i.e. counter offers) and if so what about your offers aren't appealing to them? How many deals are you looking at vs. how many offers are you submitting?
SDIRA recommendation for low fees
Any that allow to keep unused cash invested in income generating financial investment options. Intentions is to invest in multi-family deals. My understanding is I can only invest as a passive investor in other people's deals and not in my own deal where I may be a general partner or full owner.

Using 401K for property
@Antonio Williams @Marlen Weber You may want to reach out to the HR department of your employer. Your retirement fund admin may allow loans against your vested 401K balance. There are normally 2 loan provisions General & Home purchase Home purchase loan provision allows for a longer pay-back period. Normally loans are not added to your income and not subject to taxes/penalties. Your future paychecks are reduced to pay-back the loan balance.
