Similiar to using a traditional mortgage, you need to contact/interview several HML and verify what they can offer to you.
Room Rentals, House Hacking
Forum Categories All Member since 2022 · 5 posts · 8 votes I am an airline pilot that has been looking at alternative income streams as my professional job is not always a stable job market. I have started doing rental properties since 2022 after moving out of my first home. I didn't want to sell it because I had only lived there a year and new I would take a loss with agent fees etc. Looked into having it be a short-term rental and became more interested than ever at real estate investing.

I am purchasing a new primary residence soon. Sell or rent my current primary?
Forum Categories All Member since 2026 · 3 posts · 0 votes We are purchasing a new primary residence in approximately 6 months. Should I sell or rent our current primary. Current home should rent for $2,500 per month. We owe $250k with a 3% mortgage and a HELOC for $150k at 10%. Home will sell around $425k. We currently earn $250k per year and have no other write offs, so I believe this would be a great tax strategy to create LLC for rental. But, we also have $200k debt beside mortgage and HELOC.

Forum Categories All Rental Property Investor · Indianapolis, IN · Member since 2018 · 4k+ posts · 4k+ votes Forest Lake, MN · Member since 2017 · 21 posts · 11 votes 36m I think this is a solid approach if you're truly not super concerned about dogs, and they've been good tenants (sounds like they are). Allowing pets is a good way to keep tenants as not everywhere does. I lean more towards what you did, work with the tenants, hold them accountable, and put the proper guidelines in place.

Percentage of Real Estate Agents , who have ZERO SALES in 2026
Forum Categories All Mechanicsburg, PA · Member since 2013 · 3k+ posts · 2k+ votes According to an AI inquiry that I did today, the answer is.... Viral claims in 2026 state that 84% of US real estate agents have closed zero transactions. Roughly 84% of NAR-registered agents (or over 1.1 million professionals) had closed zero properties. The number may be inaccurate because of Inactive Licenses, Team Colsolidation, and Off Market & Commercial Deals.

Duplex - Different lease terms on either side?
Hi BP Community, We have a duplex where we inherited the existing tenant on one side. When we put the existing tenants on a new lease we did not charge a pet fee for their small dog and cat. We are now screening tenants for the other side, and I wanted to put in a $25/month pet fee. Am I allowed to charge them a pet fee if the other side (existing tenant) is not being charged for their pets? Or would I need to have the existing tenants pay a pet fee also to make this legal?
Investors — what’s your #1 deal killer?
Location is always the first thing that can make or break a deal for me. Before I decide whether I truly like a property, I want to know more about the area surrounding it. I look at crime and safety ratings, the condition of neighboring properties, rental demand, population and job growth, and the overall potential for long-term appreciation. If a property is in a rough area or surrounded by homes that aren't being maintained, that can quickly make me walk away from a deal.

selling 1950's house, what to do first
A dated 1950's house. Market is strong here, but there could be some 'issues' with the house. Has a french drain with channels in basement. Basement has quite a good amount of livable square footage. The issue is on a very heavy rainstorm (rare, maybe once a year or every 2 years) water will pour over the channels and seep onto various floors, maybe quarter inch puddles or less in different rooms. There is visible water damage on the baseboard framing and on some of the bottom of the door frames.

What actually slows you down when analyzing a deal?
For those actively buying or analyzing residential investment properties, what part of deciding whether a deal actually works takes you the most time or creates the most uncertainty? Rehab costs? ARV? Rent assumptions? Financing? Due diligence? Keeping everything organized? Something else? I’m especially curious what your process looks like when a property first catches your attention and you’re trying to decide whether it’s worth pursuing further.
What would you do in this situation?
Hi all, I've had an "opportunity" come up and was hoping to get some opinions and/or hear from people who have had something similar happen. I had a family member that knows I invest in real estate reach out to me today asking if I wanted to buy their house for $225k. After thinking it through and running the numbers on it, it just doesn't get me excited as a rental. That being said, I feel like very worst case I could turn around and sell it for $260k.

Hello, I've done plenty of reading on this and I'm constantly on the fence as what to do with my one and only rental (former residence) property. I'll keep it short to not waste your time: Purchased in 2010 for $123k, refinance in 2017, 15 yr loan @ 3%. Total PITI is $900. Rent is currently $1,300. Current sale estimate is $170k, possibly up to 190k with this sellers market. Current mortgage balance $80k.

Help me find my first investment property?
Hey all, I'm a new investor looking for leads on potential flips/BRRRR properties. I've joined a few Facebook groups and I'm on Zillow a little too often, but in my experience, the best opportunities often come from the right connections. So here's my ask: 1. Where have you found opportunities to invest? 2. Can you recommend anyone I should connect with?
Decline in Lake Mead Water Levels and Drought in Las Vegas?
@Ginger Carr I cam across some information about Lake Las Vegas that I thought was interesting: "The lake was built in the channel of the Las Vegas Wash — the valley's only storm runoff outlet. A bypass was built for the wash beneath the reservoir and dam allowing it to remain connected to Lake Mead via two 96-inch diameter pipes. The bypass is a flood control measure, allowing flood waters to be diverted under the lake into Lake Mead with the rest absorbed by Lake Las Vegas, itself.

Help with Auction.com
I’m new to real estate investing and have been looking at Auction.com for possible flip properties. The first property I was interested in had title issues, so I decided to pass on it. That experience made me more cautious about buying through Auction.com. For those with experience, what research should I complete before placing an offer on a property through the site? What should I know before bidding so I do not get in over my head on my first investment property?
How are landlords handling water leak risk in vacant rentals?
I’m curious how other landlords handle water leak risk, especially during vacancies or when managing properties remotely. Do you rely mostly on tenant reporting and periodic inspections, or have you added leak sensors, water shutoff devices, or other preventive maintenance steps? I’ve seen water damage become expensive fast when a small leak is discovered late, so I’m interested in how rental owners think about prevention, not just repairs after the fact.
renention wall ditch catch basin
Hi, At my rental property i have catch basin which is in ditch area about 2-3 feet deep as attached with wooden rentention wall. This wooden retention wall is not in great shape as it is deteriorate, rusted corroded. Is it good idea to remove that completely and make it graded towards catch basin area? Or is it necessary to build new rentention wall when it breaks completely. Are there any implications of this approach? Does county or city object if i remove the rentention wall.
Are Higher Rates Finally Slowing the Market, or Is Demand Still Holding Strong?

What Separates Scalable Investors From One-Deal Investors?
One thing I’ve noticed while studying successful real estate investors is that the biggest difference isn’t intelligence, luck, or even starting capital. It’s systems. Many investors successfully buy their first deal. Some even buy a second. But the investors who consistently scale seem to think differently from the beginning.

I don't do anything of the sort. I keep everything in my name and have maximum limit insurance and a personal umbrella policy with a high limit beyond that. It's virtually impossible that I would ever do anything to bring my level of negligence in a court of law to something that would exceed my insurance limits. You don't need to have 30 LLCs. You really don't even *need* to have one LLC, but if you wanted to have one as another buffer I wouldn't argue with that.

Hi Noah, I too am focusing on education and connection. It looks like Jaron had mentioned this, and I would like to second that being patient is key. Further getting out and about is something good to focus on. Talk with people in the areas you are seeking out and walk, bike, and drive the area at different times and days of the week. Make sure you know your why and goals, that at least helped me to structure and narrow down targets.

Should I Provide a Washer and Dryer at My Rental?
I'd install a used washer and dryer. Check FB market place. They are numerous. Same goes for dishwashers. YES appliances break but think about the ROI. You'll command $60 or more per month by having them. 60*12= $720 per year. Fat chance you're spending >$720 on replacements for a rental but that's just my opinion.

Hold vs Sell vs Refi - what would you do here?
Trying to think through this on one of my rentals: Current Market Value: ~$340K Mortgage: ~$164K @ 3.75% Rent: $1,750/month Cash flow: ~$300/month Property has appreciated a decent amount, but still cash flows. I’m debating whether it makes more sense to hold, pull equity out, or sell and redeploy. Curious what others would do in this situation. Also happy to look at a couple other deals if anyone wants a second opinion, feel free to DM me. Thanks.
