Member since 2026 · 9 posts Hi all, Ive come across a good deal I was hoping to put an offer in on tomorrow and am wanting to do a DSCR loan if possible. The property is in Kentucky and is less than $100k (I read this could cause some issues with some lenders). It's being sold under market value and I'd be walking into $30k+ in equity instantly. The DSCR ratio on this deal is around 2.0, potentially higher.

Hi all, I've had an "opportunity" come up and was hoping to get some opinions and/or hear from people who have had something similar happen. I had a family member that knows I invest in real estate reach out to me today asking if I wanted to buy their house for $225k. After thinking it through and running the numbers on it, it just doesn't get me excited as a rental. That being said, I feel like very worst case I could turn around and sell it for $260k.
