I’ve been digging deeper into fix & flips lately and trying to get around more active deal flow. Most of what I see online is either outdated or not very actionable, so I’m curious. Are any of you in legit group chats (WhatsApp, Telegram, etc.) where people are actually sharing real deals or discussing numbers? Not looking for spammy groups, more like smaller circles where people are actually active. If anyone’s open to sharing or pointing me in the right direction, I’d appreciate it.

Often times when my clients close on their investment properties, they come to me and they ask me what kind of styles should they go for when renovating their property. After going through lots of homes with prospective buyers showing my properties to tenants I have gotten to know what people like and what people don't like. Let's get this one right out of the way: STOP USING GRAY! Gray was such a style back in 2018 until 2021.

For those who’ve been active in note investing for a while,has building strong relationships with title companies ever given you an actual edge in sourcing notes or seeing deals early? I’m not talking about them doing the title work.I’m wondering if proximity to closings,assignments,investor to investor transfers,etc.,ever translates into off-market visibility.Or is that idea mostly overstated?Curious what you’ve actually seen in practice.I have an older friend opening one up locally.
