Hello, my name is Joe and Im looking to make new local connections and expand my network. Im currently 16 and need some hands on life action rather than reading books all day. I found that reading has helped me a lot but there is nothing as valuable as doing work. Im an extremely hard working individual if anyone needs any help or is willing to work with a young person.
I have 2 friends that are having a hard time buying a home, is this an opportunity for a new investor?
I have 2 friends that are having a hard time buying a home, is this an opportunity for a new investor? What I mean is, can I help them find and buy a home and also help myself in investing in my first property? I know they are having a hard time proving to the lender that can make the payments. I am thinking of finding a property for them and ask about owner financing as a lease with an option to buy and lease it to them and then sell it to them after a year, me being the middle man.

As an HVAC expert, my best advice is to test your system before you need it, switching the heat on and letting it run for 15 to 20 minutes, without waiting for the forecast to drop to 30°F if you can avoid it. Here's why it's essential when keeping keep a home warm all day.
As an HVAC Pro, These Are the 5 Biggest Heat-Loss Mistakes I See in American Homes – Here’s How to Fix Them Fast
5 Heat-loss Mistakes I Always Spot in American Homes 1. Unsealed Crawlspaces An unsealed crawl space could also cause damp problems. (Image credit: Getty Images / Yellow Dog Productions) I've seen a lot of HVAC units and associated elements across US homes as the founder of Air Conditioner Lab, and crawl spaces are one of the worst offenders for problems in a cold home. In winter, vents and uninsulated crawl spaces act like a cold sponge under the house. Air seeps in and chills the floor above.

What's my first move?
Hey everyone, I'm new to REI and I'm doing a lot of reading about it. I currently own stocks, bonds and mutual funds and while there are a lot of pros, there are also a lot of cons. I don't like that I have little control over my investments. I'm planning on taking most of my money out of stocks once the market picks up again and keeping it in a savings account until I'm ready for my first Real Estate Investment.
Self-Control is now an Engineering Problem — LessWrong
Disclaimer: I'm building a company called Overlord. This is an AI agent that is designed to monitor you 24/7, and encourage you to stick to good habits, and not do bad habits. This is an essay about how AI can pretty much fix self-control very soon (through everyone having AI accountability partners), but of course I'm biased, as I'm building a company in this space. For the majority of people, self-control is their #1 issue.

When the temperatures outside begin to climb, many of us seek solace indoors with AC, but when did you last clean your outdoor air conditioner unit? You may have dusted the vents and changed the filters, but neglecting to clean your outdoor condenser unit could be doubling your energy bills, and risking damage to your AC when you need it most.
Are Vacation Rentals ever cash flow positive?
I own a waterfront VR in Pensacola Beach, FL. The minor cash flow it produces is almost meaningless. Even those who say that VRs CF would likely concede that their money and time could be spent more productively elsewhere. I liken it to a timeshare with equity buildup. Appreciation is the big unknown on these properties...but that's not CF. VRs have expenses you wouldn't ordinarily pay on a std rental. Below are a sampling that I've seen to date. These are real numbers on a $750k house.

Essay | Brexit Backlash: Brits Now Regret Their Populist Revolt
As the U.K. heads to the polls next week, a majority thinks that leaving the EU was a mistake and has delivered few benefits—and new problems. In 2019, Boris Johnson rode to a big election win on a promise to “Get Brexit Done” and finally strike a deal with the European Union for Britain’s departure. Next week, the Conservative Party that delivered Brexit goes to the polls again, this time facing a deficit of more than 20 percentage points and almost certain defeat by the opposition Labour Party.
