The proposals, submitted to Birmingham City Council for developer Bluecastle Capital, would transform the vacant 42 High Street Birmingham site into 729 build-to-rent flats with commercial uses at ground floor. It would be Birmingham’s tallest building alongside Associated Architects’ 172m-tall Curzon Wharf scheme, which secured approval in 2023 but has not yet begun construction.

A week on from the plan’s publication, architects and other industry experts have digested the changes, which aim to speed up house-building, prioritise energy efficiency and get the most out of the city’s available land. Of particular note is the new house-building target of 558,000 homes by 2037, which the plan says will be supported by the mayor’s Spatial Development Strategy for Greater London over the next 20 years.
