A Message to CREs: What’s Old Is New Again
I’ve spent the last 25 years working in and around economic development. The last 18 have been spent in the private sector working with companies interested in locating new or expanded facilities and exploring economic incentives that support their growth plans. I’ve been in the industry so long, in fact, that I remember working on RFP responses to site selection consultants in the late 1990s that required hard copies to be snail-mailed back to the recipient.
Responding to the New Reality: Robots Vs. Humans
These days, almost any consumer can tell you that our country has a workforce problem. From daily, negative retail experiences to delays in consumer product shipping, even my 72-year-old mother knows that businesses are challenged to find the employees needed to meet demands.
Any lessons learned from Amazon's HQ2 debacle in New York?
During the dawn of Amazon’s announcement that the world’s most beloved business was in search of a second headquarters (HQ2), economic development watchers predicted a bold, new day in site selection. Renowned renovator of so many fundamentals of our everyday lives – from how we purchase goods to how they’re delivered and so much more – Amazon was now reinventing site selection.
Indiana's Regrettable Struggle to Pass Hate Crime Legislation
It shouldn’t be this hard. The Senate’s Public Policy Committee voted 9-1 in favor of SB-12 this week, a bill that would have codified (as written) hate crime bias to include protections for race, religion, color, sex, gender identity, disability, national origin, ancestry, sexual orientation, and age. SB-12 then made its way to the full Senate.
Who Declared Amazon the Chief Rule-Maker?
With Amazon’s scavenger hunt for a second (and third) headquarters now a thing of the past, lingering questions have been left in its wake, especially surrounding the water cooler aspects of the hunt. When did Amazon make the decision to split the project between two sites? Had it already decided the project was too big for one location before the search even began? Had the eventual winners been preselected? Did the losing cities make a mistake to compete for the project in the first place?
KSM Leaders Weigh in on 2018 Wins, Losses
INDIANAPOLIS - Top leaders with Indianapolis-based KSM Location Advisors say 2018 saw some big economic development wins for Indianapolis, but challenges could lie ahead. Chief Executive Officer Tim Cook says Indianapolis deserves credit for landing Infosys as a tenant for the former Indianapolis International Airport site, and says the city earned some "bragging rights" for being a finalist for Amazon.com Inc.'s (Nasdaq: AMZN) HQ2 project.
What Makes Up Quality of Place?
What Makes Up Quality of Place? Posted: Thursday, December 6, 2018 4:54 PM EST Updated: Friday, December 7, 2018 7:00 AM EST By Tim Cook and Katie Culp, CEO, President, KSM Location Advisors Economic development is a hot topic these days. With the economy continuing to chug along in robust fashion and unemployment approaching historic lows, communities are refining their objectives and priorities to eek every drop of benefit they can from these financially strong times.
Big Data's Role in Site Selection
In the world of site selection, companies assess the pros and cons of various factors to identify the location that best fits their current and future business needs. The list may seem endless: labor availability, utility needs and costs, real estate options, tax climate, incentives, quality-of-life considerations, even an area’s weather patterns and the likelihood of natural disasters.
Operation Rescue: Navigating Project Pitfalls from Start to Finish
Tim Cook, CEO, and Katie Culp, president, of KSM Location Advisors discuss with Area Development how managers can anticipate and tackle the unexpected surprises that will arise during a site selection project. Interview conducted by Margy Sweeney, Founder and CEO, Akrete, Inc. and Area Development Editorial Board member. In a perfect world, every development project would be smooth sailing from inception and finish right on schedule — but that’s far from reality.
Are Tax Incentives an Economic Development Answer?
Economic development deals are in the news all the time. As companies announce expansions or headquarter relocations, the media is rife with details about incentives offered to secure these projects. Some argue that these incentives would not be necessary if governments did not compete against one another for projects. But the fact is, competition does exist. As a result, cities and states without an effective toolkit of incentives at their disposal are at disadvantage.
Statewide Solutions To The Employment Crisis
With Indiana consistently hovering near record-low unemployment, it's no surprise employers are struggling mightily to fill all shapes and sizes of positions. And Indiana is not alone. This employment crisis is happening throughout the country. Companies have been trying to tackle this issue on their own for some time.

Top Five Out-of-Site Trends in Site Selection
Whenever anyone asks me about my job, their first question is usually "what are the big trends in your industry?" Just kidding. Their first question is "you do what now?" But once we get past that they want to know what factors are driving our clients' decisions. For decades the focus in the site selection process has been on affordability and the cost of doing business. Ultimately, every project comes down to a math problem.
The Growing Toll of The Opioid Epidemic
Last week's (i) on Economic Development put the spotlight on Indiana's opioid epidemic and its impact on the economy. What could two people involved in site selection and economic development possibly have to say about this crisis? As it turns out, a lot. Opioid and other drug abuse has a significant impact on Indiana's workforce and, therefore, our economic success. To be clear, nothing compares with the personal toll of this crisis.
8 Keys to Team Indy Landing Amazon
In the economic development world, Amazon's search for a second headquarters (or "HQ2," as the cool kids call it) is sucking up all the oxygen at the water cooler - and with good reason. If the recent eclipse was a generational event in the astronomical world, the same can be said for the Amazon project in economic development circles. Fifty thousand jobs paying $100,000 a year and a $5 billion capital investment? A project of this ilk may not come again in our lifetime.
In Focus: Incentives No More - Why States are Changing Course on Incentives
The playing field for economic development incentives has been muddied recently due to evolving philosophies on incentives and cash-strapped states not only modifying their approach toward incentives, but using the fine print to reconsider promises made to companies looking to move or grow. As the U.S. economy has recovered, some politicians think incentives aren’t as necessary to attract business and grow jobs.
