Naples property with HOA
I know that it's not advised to have investment properties that have an HOA. But I was just curious if anybody has had any success stories? I live in Naples, Florida, where a lot of the communities are gated. I had an opportunity land in my lap that seems like not something I would want to pass up, but just curious if anybody has any feedback besides just saying no to the property because of the HOA.

Opinion: Carbon Intensity: The Best Metric for Fighting Greenhouse Gases
As global leaders conclude this year’s international climate summit on how to tackle climate change and limit emissions, it’s worth considering how emissions are measured in the first place. For decades, advocates for a future of net-zero carbon emissions have supported climate change action on a broad scale. However, meaningful progress has been elusive in the transportation sector. It is time to urge policy makers to call upon the best tool for counting carbon to quickly set us on the right path.
America Needs Biofuels to Help the Global Energy Transition
With COP 28 underway, now is the time for greater alignment around America’s role in the global energy transition. While we’ve made progress with new policies at home, the world remains on track to warm by 2.9 degrees Celsius without further coordinated action. As the world focuses on cutting carbon emissions, renewable energy sources offer a vital means to decarbonize transportation, especially in aviation.

Review: 'First Lady Suite' at Elision is a smashingly entertaining chamber musical
We don't know much about our country's first ladies and, if we are to believe Elision Theatre's smashingly entertaining "First Lady Suite," what we do "know" is mostly wrong. Michael John LaChiusa's chamber musical is really four short musicals, each featuring the wife of a president from the middle of the 20th century: Jackie Kennedy, Mamie Eisenhower, Bess Truman and Eleanor Roosevelt.

Guest Opinion - Elk Grove Community Workforce Training Agreement will deny prevailing wage opportunities to working families, women and veterans
By Lindsay Fitzgerald | Special to Elk Grove News | On Wednesday the 26th, the Elk Grove City Council will vote on a Community Workforce Training Agreement (CWTA) with the Sacramento Sierra Building and Construction Trades Council and AFL-CIO that will prevent a majority of local skilled and trained construction professionals from working and earning prevailing wages right here in their own backyard giving local jobs to union-only workers.
Festival of Friends opens Friday with a trip back in time
This cross-generational quality was a key ingredient for festival curators choosing the '80s lineup. "There comes a time when you become old enough to look back on your glory days," says festival director Loren Lieberman. "And people who love the music of the '80s are at an age where they are going to feel the appropriate nostalgia." Synthesizers, shoulder pads, hairdos and John Hughes movies still signify a time when digital sampling and tech advances profoundly changed the sounds of music.

Invisible Lines: Why are there are so few female political cartoonists in Canada?
Thirty years ago, when Susan Dewar began shopping around her editorial cartoons to Canadian publications, she suffered from one overriding disadvantage. While the Toronto Star deemed her “too liberal,” an editor at The Globe and Mail flat-out said: “we don’t want a female cartoonist.” The Toronto Sun initially published her work only on the condition that she use a pseudonym.
Stalemate: Deciding life or death
Your beloved family member is lying in a hospital bed fighting desperate odds. Doctors recommend all heroic measures be stopped. Any hope of a meaningful recovery, they insist, is over. But you know something they don’t. You believe your loved one would want every chance at life. In Ontario, intractable, life-and-death disputes between physicians and patients’ families sometimes end up before a unique provincial body charged with wading into complex issues of medicine, ethics and faith.
How do you know if you’re too close to your source?
In December 2013, investigative reporter Jason Felch wrote a series of reports on sexual abuse in an American liberal arts college for the LA Times. The Times revealed that the reports had a number of errors. Felch was fired for an “inappropriate relationship” that the Times editor wrote “could not be tolerated.” What it might have cost the Times was a vital asset: credibility.
