Is House hacking still best option to sell Denver multi family?
Hey Denver investors, I'm trying to gauge the active local market. I have an unlisted, historic Victorian 4-plex in the SoBo corridor that I've stabilized at $4,572/month through summer 2027 across 3 units [AWE].
The Midwest is Quietly Winning in 2026 – Here’s What the Data Says
A lot of attention has been on the Sunbelt over the last few years, but the 2026 data is telling a different story. Ohio is quietly becoming one of the strongest markets in the country right now. Fortune recently reported that Florida and Texas are now the biggest losers in the housing market, while Ohio is emerging as the surprise winner. Cincinnati and Columbus are modest buyer's markets, but Cleveland is one of the rare balanced markets in America.
All 97 major US metros ranked by gross rental yield (Zillow data, June 2026)
I pulled Zillow's Home Value Index (ZHVI) and Observed Rent Index (ZORI) for every metro in their top 100 and computed gross yield = (median rent x 12) / median home value. Same formula for every market, so it's apples-to-apples. 97 of the 100 have both series. Top 10: 1. Jackson, MS - $215,622 value / $1,489 rent - 8.29% 2. El Paso, TX - $233,297 / $1,528 - 7.86% 3. Pittsburgh, PA - $235,539 / $1,523 - 7.76% 4. Chicago, IL - $359,888 / $2,275 - 7.59% 5. Lakeland, FL - $298,822 / $1,848 - 7.42% 6.
Should I replace hardwood floors
Hi guys, I recently had a water damage to the kitchen/living area of townhome which I was living in. That area has hardwood floors. I called insurance and the water mitigation and repairs were done on time. My insurance company has a policy to inspect hardwood floors only after 3 months from the damage date. Upon recent re-inspection, the insurance adjuster said that the hardwood is not flat enough compared to the other areas of the living room and needs replacement.
Going from residential agent to commercial
This is a question for commercial agents who came from the residential side that I am contemplating a lot and hope to get some insights. I have been an investor much longer than I have been a (residential) agent; my main reason to get licensed in the first place was to submerge myself more in the real estate market and gain additional insights and connections.
The dark side of a 28 day notice
I am upset with a landlord, who is playing it by the book. And maybe I am taking my job as an agent to personal, but this did cost me some sleep last night. I wrote an offer for a new client last weekend on a very nice starter home in the mid 200s - I just met them at an open house and they expressed they were in a hurry and had identified a property. They were pre-approved with a good local bank, I spoke with their loan officer, low down payment, but everything checks out.

Milwaukee - State of the Market
I am on record for stating publicly that I don't see a down turn in 2019, at least for our market here. We are technically way overdue for a downswing after 7 years of going up, but I can't find it in the data. On the most fundamental level it comes down to supply and demand - and while we have very strong demand, supply keeps shrinking! 13.5% fewer houses active for sale and fewer new listings than last year. We see a similar picture in the surrounding counties and across all price points.

Expensive Window Replacement - Is This Acceptable?
Was painting included in their price? Usually window installers install windows and painters paint. It's not unusual for a contractor to exclude painting from scope. It's not unworkmanlike, but it's also not finished. Someone just needs to come do touch up paint where they caulked and puttied. Check the contract to see who's responsible for that portion of the job.

As I have written in the past I entered the Charleston SC spec building market about 10 years ago. Have done about 30 infills from my first one with a retail sale of 275k to the house I built and sold to Shep of Southern Charm and higher end homes South of Broad that sold for 2k Plus per sq ft. This market is NUTS on pricing I mean when I rolled into town from Oregon a decade ago I could buy lots for 20 to 60k no problem. Now try to find a lot for under 300k is a challenge.. And Old mt.

Something I’ve been thinking about lately is how much of the deal-finding process is actually spent on leads that never turn into real opportunities. Not bad leads necessarily—just ones that: never pick up aren’t ready or don’t go anywhere after initial contact Even with good filters and solid follow-up, it seems like a big portion of time still gets absorbed there. I’m starting to think that improving who gets engaged first might be just as important as improving the overall list quality.

Hey Triston, I am a mortgage broker licensed in CA (as well as other states). Here is what you are looking for plain and simple: You are looking for someone with the heart of a teacher. Are they sharing more information with you, other than the basics of answering your questions? Are they trying to save you money or are they just trying to make you work with them? Do they sound excited on the phone or are they desperate and miserable?

I’ve mostly looked at individual rental properties up to this point, but recently started exploring larger portfolios and how investors analyze them differently. For those who’ve gone down this path, I’m curious: What changes in your underwriting when looking at a portfolio instead of a single deal? How much weight do you give to in-place management vs. bringing in your own systems? What are some common inefficiencies you’ve seen in portfolios that can actually become upside opportunities?
Basement water proofing
Basement water proofing is a bit of a conundrum, because a basement is not a ship or submarine. Windows are not designed to be water proof. The window well is supposed to drain down to the foundation and drain tile system. A window well cover keeps rain out. In general most basement water issues can be resolved by managing surface water on the outside. Take a look at the property during a rain storm and see where the water is going.

When is the best time to increase rents? Winter, spring, summer?
At the RPA meeting last night I spoke with several owners who already have their 2026 rent increases sent out. Between 3% and 6%. It seemed to me most of them were triggered by increased property taxes bills they just got in the mail. We have typically been waiting until April to announce annual increases and implement them effective June 1st, so about 45 days later.

The difference between a good deal and a good property
It should be obvious, but aparently it's not. Most new investors are so hung up on getting a "good deal" and are willing to considered a wired or undeireable property, just to get a good deal. And even if the "good deal" comes at the cost of beeing not a good property. I was no exception in my early years. The fallacy is even more obvious with residential buyers: they feel good about a deal as long as they can negotiate down from list price. Even if they are still over paying.
The Hidden Benefits of Hiring VAs for Real Estate Operations
Most investors think virtual assistants are just a cost-saving move. That’s short-term thinking. The real value of VAs isn’t cheaper labor. It’s leverage, consistency, and scalability. Once you move past a few doors, your time becomes the bottleneck, not deal flow. Here’s what hiring VAs actually unlocks in a real estate operation: 1. Your time shifts from reactive to strategic.

money problem.. money problem..
Not sure whether your strategy is really BRRRR (Buy-Renovate-Rent-Refinance-Repeat) If it is, you will create equity when you buy and renovate the property. E.g., buy & fix a house worth $200K for only $120K. Let's say you put down $40K and finance $80K Then you Rent it and Refinance it at 70% LTV allowing you to pull out your cash (original $40K) and get more cash (say $15K more cash by the time you pay all the closing costs). By doing this, you now have more cash to buy your next deal (Repeat).
Thank God I had an LLC!! - Said no one ever!?Thank God I had an LLC!! - Said no one ever!?
In 15 years you haven't seen one. Does that mean it can't happen? Improbability vs. impossibility. I'll stick to staying covered when the wealth divide is getting deeper, and the institutional firms will absolutely rattle your cage. History is irrelevant in these things, the future hasn't spoken for itself yet.
Why the economy (the stock market) does not feel right
It's one thing to hear about an AI bubble, but another one is seeing it broken down. I'm a data guy and this thing speaks to me. I think it's more a question if than when the AI bubble will - let's call it shrink, because it may not burst. But when it does, we are looking at different economic KPI's, specifically GDP and emplyment. And those will have real consequences for real estate.
Trying for 100% back BRRRR is a bad strategy!
I completly agree with you @Jorge Vazquez - 100% cash out is a bit unrealistic. I have been BRRR-ing single family homes in Milwaukee for over 10 years and my all-in cost is usually 90% to 100% of ARV. I would say only 1 or 2 out of 10 come in at 80% or better. We do things the right way, the goal is to not touch the property for at least a decade or two. Sometimes we also add lifestyle value, which certainly does not help to keep cost down. One of my current projects is a prime example.
Should I do this deal?
Right now I'm going through the 1031 exchange process and I'm having a tough time finding a replacement property within the 45 days. I'm an out-of-state investor from NY so I rely on friends and realtors to bring me deals. Recently, a guy I know said he was moving and selling his duplex for $200k in Houston, Texas. I don't own any properties in Texas but after looking at the details I'm seriously considering giving it a go. Asking price is $200k but I offered $185k cash.
The real estate market crash has already happened
It just looks different. When you see home sales drop from 6.1 million to 4 million, what else would you call it other than a crash? We are basically at 2008 levels. If car sales in the US would drop by 25 to 30%, the news would be screaming that the US auto market has crashed. Post 2008 and GFC our public definition of housing market crash is tied to forclosures and huge price drops. People who look at housing supply data understand that price drops are not going to happen any time soon.
How to buy consistently for less (I've been doing this for years)
I just read a post that suggested to use the time now to plan for starting on Jan 1st. That is horrible advice!! Most properties I have ever bought, were purchased during fall and early winter. Back in 2010 banks wanted to get rid of their REO before the end of the year, later it was short sales, today it's just regular sellers that are seeing the leaves turn, we may get the first night frost this weekend, showings are slowing down more and more every week - seller anxietly is growing.
Cost for HVAC replacement for 1600 SF house
Does anyone know what should be a typical cost for an HVAC replacement in the LA area for a 1600 SF property in Culver City? 'm guessing it would be a 3 Ton unit, but not sure. Any recommended models and installers? Something reliable that meets all CA requirements, but high end features not needed.
Current tenant want to add boyfriend with questionable background
Hi. How long has she been a tenant? When does her lease expire? We've been down this road a few times. Female tenant moves in. Boyfriend soon appears and starts living there. They play this game because the guy has a criminal record so the woman applies for the apartment alone. I don't care what my tenants do in their personal lives and they can have an occasional guest but when the "guest" is staying there on a regular basis, they are no longer just a guest.
Would you buy a property that was break even with 75% LTV?
That's what the deals look like in my area. ~$800k for a triplex. With 25% down, you'll essentially breakeven. BUT * Approximately $600/mo principal paydown. * Decent growing area (maybe 3% appreciation). I know that there are some people here (often in the Midwest) that hate to rely on appreciation. Well, anything on the coastal areas have been cruising on counting on appreciation.

Tenant Turnover Q's: timeframe and cost expectations
My turnover is ~$500 per year of rental. It may fall off a little for 3+ years. I have a unit turning over start mid this month. Tenant was there 14 years. I expect turn over will be in excess of $5k. I will paint all, replace rugs (rugs are only in BR), replace any shutoffs that show any signs of wear, at least one shower cartridge needs change, change all blinds. Tub/shower enclosures may need deglaze (2 bathtub/shower enclosures).

Buying a home for 40k or less where would you buy!!!??
Anywhere as long as you like the neighborhood @Rito Altamirano One way to look at an invenstment property is the replacement value: how much would it cost to rebuild it, if it would burn to the ground. If homes in a particular neighborhood are selling substancially below replacement value, you have to ask why is this happening? Why is someone selling his home for less than it would cost to build it and even include the lot for that price?
Is the Florida market about to correct? (or crash??)
Hey man, I saw the post about Florida’s market "crashing," and honestly, I think it’s way overblown. First off, yeah, inventory has gone up, but that doesn’t mean the sky is falling. Central Florida and Tampa Bay are just normalizing after a couple of wild years. Orlando’s median home price is still up about 4% from last year, and Tampa’s median sold price is actually higher than before—up around 5.2%. If we were heading for a crash, prices wouldn’t be holding steady like that.
Is it just me, or are we on the edge of great opportunity?
I have been hearing similar patterns from multiple sources lately and the data seems to be pointing in the same direction: Are we on the edge of great opportunity in real estate again? •There has been suppressed rental growth due to the over building of MF properties which is now at an inflection point again going into 2026. •As the MF build rate slows due to the higher interest rates, that will likely apply upward growth on rental rates.
